Drinking and Irrigation Water:  There is nothing more important than water for a successful retreat, and these lots have a very strategic supply!  Lots in this area support wells of average depth.  Year-round natural springs and a seasonal creek give you the option of a redundant water supply.  

Cocolalla Lake Dock Nearby Lakes - Less than 1/2-hour drive to some of the largest lakes west of the Mississippi such as Lake Pend Orielle and Lake Coeur d' Alene.  Picturesque Cocolalla Lake is only 4 miles away -- summertime fun, great catfishing, ice fishing in the winters.
Rivers - Spokane River flows from nearby lake Coeur d' Alene; Priest River flows from nearby Priest Lake.
Stream - Cocolalla Creek, which feeds Cocolalla Lake, is easy walking distance from these lots.  It has fishable populations of trout, bass and panfish.

One of the biggest mistakes people make in buying retreat property in North Idaho is failing to consider whether or not the property they purchase is within a fire protection district.  These lots ARE within the Sagle, Idaho fire protection district.  In fact they are within two miles of the fire station pictured above -- that means favorable rates on your homeowner's insurance!  In case nobody has told you:  If you buy land in N. Idaho outside a fire protection district and your house catches fire nobody will come to put the fire out!  And if your home is outside a fire protection district, you won't be able to purchase homeowner's insurance.  Don't make the mistake of buying land outside a fire protection district.

Cocolalla Rural Fire Emergency Medical Response is another important consideration when you buy land in N. Idaho.  When you call 911 from one of these lots you'll have an ambulance w/in 10-15 minutes day or night 24/7.  It just doesn't get any better than that on rural remote acreage.


Bonner County, Idaho is a 4 seasons climate w/ average precipitation of around 20 inches. In the last 7 years we've averaged about one foot of snow on the ground in winter.  This year was one for the record books however -- we had 3-4 feet of snow on these lots most of the winter.  Not too cold, though.  Sub-zero temperatures are rare.
Summers are normally dry w/ beautiful weather -- very few hot days (>95 degrees).  No humidity which makes both the cold of winter and heat of summer much more pleasant. If you're from the South or East Coast, let me say it again -- no humidity!  We are able to have extensive gardens on the adjacent property, but suggest short season corn and tomatoes.

After location, water, and fire protection, I think good neighbors are critically important.  We've found the neighbors to be helpful, friendly, and quiet.  In addition neighbors on three sides already have their homes built; are on large acreages of their own; and their houses are not within sight -- lots of privacy and very unique for a 5 acre lots.
