Vermont Geodesic Home

Property Image
This south-facing, 15 + acre property is located in the rural, Northeast Kingdom region of Vermont. It's a turnkey survival retreat powered by
photovoltaic panels and a 6500-watt Kubota diesel generator that runs beautifully on used vegetable oil. An outdoor wood-fired boiler heats domestic hot water and radiant floors in the winter. Flat plate solar thermal panels heat water in the summer.

The home is a two-story, 2900 sq. ft., 45-foot diameter geodesic dome constructed with wire reinforced concrete panels and insulated with 9" of EPS foam. This gives the house an impressive R-36 insulation value. In the winter, a bank of south facing windows provides passive solar heat. The home is bright enough to grow citrus trees. In the summer, a cupola at the top of the dome vents the structure. No air conditioning is required.

The dome's interior is very spacious, with 30 ft. ceilings in the living room, two bedrooms and a full bath downstairs, and a large master suite and office upstairs. The floors downstairs are White Oak, the upstairs floors are Maple.

The home has lots of closet space and a large pantry/mud room. The kitchen and dining areas are tile and equipped with efficient, energy star appliances, including dishwasher, garbage disposal, refrigerator, and a propane, non-glow-bar stove.

A well insulated and heated utility room is attached to the dome and houses (2) 2500-watt Outback inverters, the battery bank, generator, and heating
system mechanicals, as well as, areas for storage and a filtering system to convert waste vegetable oil into generator fuel.

And although the house is impervious to storms and power outages, it nevertheless contains a "back-up" soapstone parlor stove in the living room.

The property is roughly 70% hardwoods for firewood and 30% softwoods for lumber. A large, sunny clearing in front of the house has been under green manure cover crop rotation for the past three summers and would make a wonderful and bountiful garden plot. Deer, moose, turkey and other wildlife are plentiful. Fishing in this area is excellent.

The property is very private and sheltered, yet accessible year-round. It'ssurrounded by thousands of acres of forest, but a paved state highway is slightly over one mile down the mountain. The Canadian border is approximately 25 miles north, as is a small-sized city on a beautiful lake.

All outdoor sports -- hiking, biking, boating, skiing, fishing, hunting, etc. are available in this area. The locals are hardy, self-reliant, skilled in agriculture and animal husbandry, and very friendly. Country values and community spirit thrive here. Crime is low. This region has a long and vibrant agricultural tradition.

The nearest neighbor (me) lives out of sight, but close enough to be neighborly, in a second alternatively powered dome 1/5 of a mile down the road. Since I built both homes, I'm intimately familiar with their workings, down to the smallest details, and would willingly share my knowledge, swap house-sitting duties during vacations, and offer assistance and advice on matters relating to maintenance, preparedness, and how to best utilize the property for self-sufficient living.

The house is less than four years old, so the septic and leach field are new. The well water is pure and delicious. But, if desired, springs above the house could be developed for a secondary source. A year-round brook acts is the property's western border.
