Newly paved government roads will come directly into and beyond Indian Bell Ranch. Gravel roads to your ranchette estate with annual maintenance costs of only equally divided share costs.

MSEB (Maharashtra State Electric Board) power lines are delivered to the perimeter of Indian Bell Ranch, but pure costs of placing that utility at your home are required for making the connections under ground rather than with unsightly power poles. The electric is provided at dirt cheap rural rates, but is off due to "load shedding" during some times of the year for a few hours each day. Therefore, each ranchette home will also be equipped with an Inverter back up which will run selected lights and fans. Additionally and as new members join the ranch we anticipate a choice to plug into our proposed micro-hydro-electric generation to become self-sufficient. Satellite TV and the Internet are all included on your ranchette with only the reasonable connection and monthly usage fees. You furnish only your own computer and TV's, but the SatTV dish and equipment is provided.

Your contract includes an informal five year consultation package for everything you need or want to know about living conditions, etc., and running a business in India. Just ask us. If we do not know the answer, we know who does, and will direct your attention where ever it needs to go. This is furnished by the project owner, Americans who live at Indian Bell Ranch or near by who posses years of all the knowledge, skill and know how anyone could want.

For instance, where and how to furnish your Survival Ranchette is offered, where to buy this or that, who is the best doctor, where is the best hospital, best way to get from point A to point B, etc., etc., etc.

All of the above features are included without extra costs. The location, price and amenities are perfect!

There is more than one way to skin a cat. Here's one you might not have thought of: Convert all your holdings to gold which does NOT suffer inflation and has NEVER suffered the same. Consider either c-Gold or GoldMoney or some in each. Then purchase your survival ranchette where you can have all the amenities life affords for much less than the US Dollar. In fact, the dollar gets you about fifty rupees! Living costs are far less here and the savings would easily take you back to your own country more than twice a year.

Just an acre of ground can produce more nutrient rich food than you and your friends can eat. The rest can be sold to the market in the villages and towns. These bananas and many other fruits and vegetables will be grown on your own ranchette. You can do the work yourself or share the crop and profits with your workers. Famine is not expected in India by any experts to best of our knowledge, and if it were predicted at all, there is no reason we won't have all we can eat.

Raise your own chickens, rabbits or other livestock. Or you may raise it with worker's help and share your sales profits with them. India's supplies are in excess of personal needs so that a surplus is already being shipped to first world countries.

An American immigrated to India and did a lot of looking around. He has a friend who is in the real estate business on the highway to Internationally famous resort town, Goa. He stated his desires and his friend drove him immediately to the spot shown here below.

He found a virtual island of land which is nearly surrounded by two separate rivers carrying the water shed from high in the Sahayatre Mountains around a bell shaped piece of property. The difficulty of the natives getting into and out of this isolated piece of property has kept it in unspoiled and good top soil condition. See below for a description of natural habitat.

The two rivers come as close as about 800 meters (half a mile) from each other (near the top of the bell), and then spread out into more or less the shape of a bell with the clapper seen ready to strike the left side of the bell as it falls to the right. At the tip of the clapper the two rivers converge and go on downstream. Thus the name, Indian Bell Ranch, suggested itself.

A masonry dam has already been built on the left river, so water conservation has been a great boon to another ranch within the square located at 9:00.

The tiniest square at 5:00 is the site of the dam pushing the waters way back beyond the ranch's beginnings. Because this is generally arid land, the government is encouraging dam building which helps to raise the water table as well as gives all lands which touch the stored water the right to pump therefrom. This request by the project owner of having water with at least a 20 foot height from which to fall, for micro-hydro-electric generation, led to not only one but TWO rivers bordering Indian Bell Ranch.

Therefore, the project owner proposes building another dam in the path of the river coming from around the right side of the bell. Either that or one large dam just beyond the point of confluence. In any case, micro-hydro-electric energy can be enjoyed as well as resort swimming, fishing and non motorized boats. Government funds are available for such projects.

The unique shape of this "island of land" has kept it in near unspoiled condition. Then the government began a water pipeline to the center of the bell, and have started building a wide paved road together with a tall bridge over the river. THAT is still a "secret" but as soon as it is finished there will be a tremendous amount of interest in the privacy such provides. Construction is currently under way. We got here just in God's good time!

At about 10:00 one can see the winding gravel road and a narrow bridge which crosses the river. Compare with the more modern bridge crossing the river at about 7:00. The winding gravel road is currently being widened with a very modern bridge to span the river. The pavement will continue through the ranch property on a line of trees digressing north just above the east-west runway (shown below) and provide paved access to our private ranch.

The yellow pin saying, "Starting Point" (above in Google Earth view) shows approximately the center of all the land. The parcels are to be on the outside left perimeter where the waters are already damed up. The mountain view is towards 4:00 of the Google Earth picture shown above. Walk out basements towards the river are an absolutely ideal place for fruit trees. All fruit is in great demand and can be sold commercially if desired.

The sales terms are strictly cash, and the current project owner will weigh the qualifications of any buyer / family before any sale can be concluded. At a time in the future when there are other owners, applications to purchase will be weighed by all the owners. There are some covenants about keeping the peace and exterior building upkeep which are not yet fully developed. This is a brand new project and only a very few fortunate families will obtain their Survival Ranchette before ordinary Indian prices make ownership too expensive for all except the wealthy.

A maximum of three families sharing costs is okay. House size up to a triplex, at extra cost, can be adjusted to suit your needs. Any duplex or triplex will appear to only be a single familiy dwellings, but with private entrances for each family and level.

Indian land is at a premium, even higher than US prices. It is nothing for land near a city to grow in value from 70 to 200% in a year's time. We have proof for those figures. The least appreciation is about 30% but we can show many areas much higher than that. Due to population growth and financial increases, it is a seller's market for all the future that can be seen. For instance, the project owner can prove these values by showing anyone a very rural, undeveloped parcel of 85 acres, without electric, water or roads for $102,000 per acre. Negotiation will not see anything less than that staggering amount. NOTHING is in sight of that land but more landlocked rural waste land. It is growing nothing and has nothing to give it its value except for the shortage of land. Rents for apartments are climbing almost 100% each year. The project owner became alarmed and started looking for a solution when his own rent went up 78% in only one year, and then 200% the following year. He knew he HAD to do something. He found Indian Bell Ranch!

The only wild animals besides birds are foxes, but they are rare. There are no prey animals of any kind which would be a danger to people. There are no alligators or such reptiles. There are no elephants or any other large or prey animals. These are simply not problems anywhere in the area. Any families wanting a dog must take the responsibility of keeping it from destroying anyone's chickens, rabbits or other livestock.

The only trees that would not be good are hardwoods, like the oak. They grow well, even as do pine, but hardwoods are not hard because there is no freezing climate involved. And there is no snow and ice on the ranch. Frost is rare, but winter time can make you want to put on a light sweater. Your ranchette home is naturally insulated and built with best air currents in mind.

The average ranch elevation above sea level is about 200 feet, and is about 30 miles from the nearest Arabian Sea beaches.

Indian culture is truly its pride and western sexual themes are still pretty hushed in spite of some Bollywood Motion Picture Industry pressure to the contrary. Children do NOT have boy/girl friends! Such a scene would create a very large community disturbance. Children are to concentrate on their studies without such diversions. Marriages are still arranged by parents, but "love marriages" are on the rise.

The population of India is 1,300,000,000. Mumbai (Bombay) is the world's 2nd largest city, vying against Mexico City and Sao Paulo, Brazil. Mumbai is India's financial capital while New Delhi is the government's capital.

India manufactures everything she needs with very little dependence on any other nation's goods. Gas and Oil is also plentiful here and petrol (gasoline) prices are on a par with the west. Motorcycles are very popular on all road ways. Right-of-way belongs first and foremost to a wandering cow. Secondly to buses, then trucks (lorries), cars, motorized rickshaws, motorcycles, bicycles, then ox carts, hand carts, camels and elephants. Pedestrians are dead last if they don't get out of the way!

Indians are of Indo-European descent and except for their good suntans are entirely Caucasian. Many Indians have blue, hazel or green eyes. They are a unique blend of very beautiful people and extremely easy to befriend and love. The children will steal your heart!

India is the largest English speaking country in the world. Each state has it's own language and it's nothing for an Indian to be fluent in three languages, English, his own state's language and the national language equal to English is Hindi. It is not necessary to learn any language beyond English.

Trains and buses are the best ways to get around the countryside. Ultra modern cruise buses, even sleeping buses are available to whisk you from city to city. Airlines serve all the principle cities of India and is a growing industry serving smaller and smaller cities. The prices are ridiculously low for Americans. A private car is not necessary, but most Americans would be uncomfortable without one. Having one IS recommended. Current driver's licenses can be turned into an Indian Driver's License without taking any written or driving tests.

India is a colorful and truly rich country. In spite of the fact that there are many poor people, India has more 22-24kt gold than any other country on the planet and has had for hundreds of years. There are more millionaires in India than one can imagine! India imports more gold every year than any other country and has been doing so since before those kinds of records were being kept. A wedding in the poorest slum will produce such an astounding amount of gold jewelery it is staggering.

Education is at a very high level and secondary degrees are almost as essential as having a high school education in the United States. India exports her professional talent all over the world.

Religious freedom is guaranteed by the Indian Constitution and the State of Maharashtra is the best state of all as it is the melting pot of all tribes, castes, cultures, and religions. Tolerance is at all time high.

The legal system of India is the English Common Law, the same as in America and the UK, and as said, English is the legal language. The computer rivals every other country including the United States. Bill Gates is the single largest employer in all of India, and the whole country is identified as the "Asian Silicon Valley." Bangalore, India is truly the computer capital of India.

International prognostication says that either China or India will dominate the future economic world. Recently (December 13, 2008), the Economist magazine produced a 14 page Special Report on India, An Elephant, Not A Tiger. Proof once again is provided that India is poised to become the leading nation of the future. Private information requested by an interested party should be enough to convince the reader that it will NOT be China. Three reasons are cited, and many stories in International media have spoken about India being "poised" to take the top spot in the world. This is due to India's dominance of wealth -- real gold. India's stance on education and technology is the best in the world. India's spiritual interests are the greatest in the world and the average man on the street can tie western philosophy in knots! Indian philosophy was and is still far more advanced than Greek philosophy of 2,500 years ago.
