Caddo Lake Retreat (Texas)

Caddo Lake is a 43,000 acre fresh water catchment in both Louisiana and Texas. Many kinds of edible fish are available year around.   The 3.5 acre property sits on the lake with a 300-400 foot canal which provides lake access year-round.  The access to the property from the lake is not easily seen.  Seclusion and security is available here on the cleanest lake in the south.  There is no industry which uses the water of the Caddo Lake watershed area, and there is little large scale agriculture in this area.  Migratory water fowl abound, as well as Eagles, Red Fox, and many kinds of hawk.

The house was completely remodeled several years ago. At around 2,400 square feet, the house is comfortable.The house has zoned, high efficiency air conditioners to keep the house cool in the summer, and gas heat for winter.  When needed, we use a 7kw generator which can run one of the ACs and the small appliances.  The gas heaters use much less electricity and the generator can easily handle a winter episode.  A fireplace uses gas and ceramic  logs.  It can easily be changed to a wood-burning fireplace.  Four bedrooms, 2 full bathrooms, and 2 water closets provide for owner privacy and visitor comfort when needed.  A small "coat closet" is located near the front door of the house. A walk-in closet in the back room is large enough to make into a small office, eight by sixteen feet.  The walk-in closet has its own vent from the AC.  There is at least one ceiling fan in each room.  

The living area and the kitchen has number 2 Red Oak floors.  The kitchen cabinets are of number 1 Red Oak. The kitchen counters are stainless steel.  When the house was remodeled, all of the wiring was changed using codes higher than called for in this area.  All of the windows were changed to double pained, and plants do well in the sun-room off of the kitchen area.  Mature Cedar and Oak trees shade the house most of the day.

Trees; Northern Red Cedar, Post Oak, Willow Oak, Overcup Oak, Sweet Gum, Bald Cypress, Magnolia, Fig, Mayhaw, several Pecan trees that the squirrels enjoy, and too many more to count.  Several of the Cypress trees are over 4 feet in diameter.  

The house is located a the end of a paved road, and not easily seen until one drives into the yard.  It is located at the end of an FM [Farm to Market] road, also paved.  The community is small and secure because of  its location. The lake can be used for float planes, and a small private strip is available close to the community. Other, larger airports are located within 40 miles, including Shreveport Regional Airport, and Harrison County Airport.

Shreveport, Louisiana is home to 5 riverboat casinos, a large horse racing track, and has recently become the Louisiana Hollywood.  Shreveport is on Interstate 20, 35 miles away.  Marshall, Texas is located on the intersection of I-20 and Highway 59, and is 25 miles distance.  Dallas, Texas is 185 miles and Houston, Tx is 220 miles from our Caddo Lake residence.

Caddo Lake is on the fly-way for ducks and geese.  Duck blinds are on the lake and can be used by anyone.  No new blinds are allowed, but one can upgrade any of the available ones, and be the first there for a morning hunt. Many folks hunt ducks/geese in the morning and fish for White Perch after the hunt.  Fried White Perch and/or duck gumbo makes for a very good meal on a cool winter afternoon.  Whitetail Deer are plentiful as are squirrel and rabbit.   The Bald Eagle has now made permanent residence on Caddo Lake.  There are Eagle nests close by the property.   As an amateur birder, I have
plenty of  additions to my life list of birds.  

This community has DSL for those who want fast internet service.  We have satellite  tv, which happens to be bundled with the telephone and the internet.   

Texas has no income-tax.  Revenue is generated by property tax, and this area is in one of the lowest in the state.  After age 65, the tax is frozen at the last rate for the owner prior to turning that age.

The house sits on a slab, and could easily be adapted to the needs of a handicapped person.  The medical needs of the community is served by either of the cities located within 35 miles.

The barn has 2 bays, a room, and an area possibly used as a poultry pen.  The greenhouse is in need of some repair. It could easily be torn down or given a face-lift to be used as one wishes.  There is a boat shed at the end of the canal.  It is small, but can handle my 22 foot pontoon boat and of course anything smaller.  It has electricity which we use for a water pump.  I use a 1 hp pump that puts out 750 gallons per hour.  This water is for the garden and the lawn when needed.   The barn, greenhouse, and the boat dock has electricity.  

At the rear of the house is a chain-link fence for the dogs.
