The remote 5000 acre UN-INCORPORATED town of Young, Arizona, (aka Pleasant Valley), with a population of around 600, is a picturesque valley in central AZ & is at elevation 5177. Nestled in the Tonto National Forest, halfway between the Mogollon Rim and Roosevelt Lake, Young is surrounded by mountains. Young has two dirt road accesses: from the north, FH-12 (FS Rd 512) from state Hwy 260 on the Mogollon Rim, or from the south, Hwy 288 on the east side of Roosevelt Lake.
Young has a Post Office, 1 gas station (no diesel, some residents maintain their own fuel tanks), 1 small grocery store (size of a circle k), a school K-12, 2 restaurants, an auto parts store & mechanic, a cell phone tower, a trap shoot, roping arena, 7000sf community center, a library, a volunteer fire dept, a motel & other small cabin rentals, a small medical center with helicopter pad, a cemetary, a propane company, a ranger station & Sheriffs Office with part time enforcement. The nearest large cities are Payson, Show Low or Globe, each being 60 to 75 miles from Young.

Most people in Young are self-reliant. They have wood stoves for the winter & obtain their wood from the forest (local Forest Services issues cutting permits, 4 cords of wood for $25). Although there is electricity in Young, we always plan for the power to go out in major storms, so Young is dotted with solar panels, windmills, propane bottles & other self reliant methods.
The average temperatures in Young for the summer time is 85 degrees as a high & an average low of 55. No need for A/C, just open up your windows at night and your well-built home will be cool for the day! Average winter temperatures are 50 for a high & 20 for a low. Average annual precipitation for Young currently 23 inches, although in past times, we have gotten up to 33 inches per year. Call me for more details!

Young, Arizona has one of the largest aquifers in the state of Arizona for water. Wells in Young with larger pumps easily obtain 1000 gallons per minute of water, some 2500 gallons per minute of water. However, most people stay under 35 gallons per minute, as over 35 is considered commercial. According to experts, 3 million gallons per day could be obtained in parts of Young. Well drillers cannot tell you how deep the aquifer is, as they have never hit bottom! Well depths range from 100' to 600' depending on site locations (i.e in the valley or on a hill).
