Established 5 acre vineyard in Colorado's fruit belt of East Orchard Mesa - Palisade Colorado.
The Grand Valley at the confluence of the Grand (Colorado) and Gunnison Rivers is a historic fruit-farm area. Developed a hundred years ago by adding 4 large irrigation canals to the valley, the canals are filled by the Colorado River with highly priority water rights. The community has become large self sufficient with the highly diversified energy industry; natural gas, coal, oil shale, oil and uranium. The Vineyard is surrounded by hundreds of other similar farms growing mainly peaches, with apple, apricot, and cherry orchards and wine grapes. There are now approximately 20 plus small Wineries supplied by the local vineyards. The community should be very sustainable.
This vineyard with the first vines planted in the late 70's is Colorado's oldest continuously producing red wine vineyard. There have been new vines planted to replace non-producing vines. The vineyard has a relatively new irrigation system, the system includes a large electric pump, but because the system is filled with water at higher elevation the system could be completely gravity feed. The vines have been producing between 5 and 15 tons annually of Merlot grapes. The vineyard is currently managed by one of the larger locally Wineries. The contract is renewable annually. There is adequate land available to grow other vegetables.
The house is a 1000 sq ft wood frame building, one bedroom, one bath, very quaint and very secluded from the road, approximately 200' away from the road but the driveway is at least an 1/8th mile. The house is currently rented on a month to month lease. The house has electricity, water, and septic.
Viewing the pictures you can see one of the four canals runs next to the house, providing water if needed half the year. The house is mainly heated by a wood stove. Because of Agricultural Zoning taxes are extremely low. Abundant sun, wind, and water for alternate power.
