It also has a view of the only approach road into the subdivision. Built in 1999, it has a beautiful mature garden with fruit and berry trees and a pond fed by a small creek.

Home is situated on a bench approximately 200 feet above the Upper Yellowstone Valley. The home has 4 bedrooms and 2 baths. The floors in the bedrooms and living areas are maple with tile in the kitchen, bathrooms and entryways and corridors. The construction is 8 inch wall with 12 foot ceilings. The kitchen has an adjoining seating area with a stunning view of the Absaroka Mountains. There is a separate den/office as well as a separate room with sliding doors that opens to the back deck that could be used either as a family/media room or it could be used as a formal dining room. The living room is expansive with large windows with more million dollar views of the Yellowstone and Absarokas. A large soapstone wood stove provides ample heat for the whole house.

The all gas kitchen includes an island stovetop, a built in gas oven and a separate Rayburn coal/wood fired cook stove which has its own boiler connected to a separate hot water tank. When not in use the regular gas water heater provides the normal hot water needs for the house. Kitchen and bathroom cabinets are custom white-washed cherry and all counter tops are Corian. The bedrooms have their own separate forced air gas furnace.

Attached to the garage are two ½ KW Whisper wind turbines connected through a DC power controller into a Trace 4800W Inverter which keeps the batteries charged and monitors when the national grid is needed to supplement the solar/wind DC input. Twelve BP 75KW solar panels also connect in the same way. Ten heavy duty 48 volt submarine batteries with 5 years remaining on a 15 year warranty provide ample power storage for long power outages. An as yet unused Izuzu diesel 7.5KW generator is available to back up the wind/solar set up in the event of a prolonged outage which would require the provision of a diesel fuel tank. (On the adjoining separate optionally available lot there is a 1000 gallon bulk storage tank for diesel along with a portable 25 gallon fuel dolly). The entire system is designed to automatically switch back to the house being fed from the national grid in the event of system or component failure.

Water is fed to the house from a 60 foot well via a 1200 gallon buried cistern. The water from the cistern is pressurized by a standard ½ KW AC pump, but there is also a back-up DC pump connected into the same DC power controller. The ½ KW AC submersible well pump will quickly fill up the cistern which has a float switch to continually keep it full. A separate DC solar submersible pump can be run from solar panels and can be re-installed at any time.

The adjoining lot has a 24 foot diameter triple walled polycarbonate geodesic dome greenhouse with a 1500 gallon open water tank for solar mass. There is also a buried 40 foot cargo container for storage and easy drive in access for loading or unloading along with a 1000 gallon diesel tank (full). The lot also has a prepared building site with separate power, a septic tank and drain field. A chicken coop and feed storage shed also exists on this lot which was also used for horses. There is a large fenced area with an installed drip irrigation system that was used as a vegetable garden for many years.

The back yard of the house is surrounded by a deer proof fence and has a large open lawn with many native perennials and mature trees. There are producing apple, pear, plum, apricot, peach, cherry trees plus black and red currant bushes. There is a small pond with a waterfall feature fed from the year round spring fed small creek that runs through the backyard. This also feeds the drip and sprinkler irrigation system via a 5 hp Honda pump.

The house is less than a ¼ mile off a paved county road that comes into the subdivision which is about 2 miles from Hwy 89. Highway 89 runs south from Livingston to Gardiner. It is about 6 miles to Emigrant which has a well stocked general store, gas station, bar/restaurant, bank, and post office. Nearby is the world famous Chico Hot Springs hotel and restaurant and wonderful public natural fed hot pools. Another 20 miles north from Emigrant is Livingston which is an old railroad town with drug stores, supermarkets, shopping, hospital, gourmet restaurants, coffee shops and art galleries. Another 25 miles over the Bozeman Pass from Livingston on Interstate 93 is the college town of Bozeman for serious shopping in many of the nationally recognized stores such as Costco, Target, Home Depot and Macys.

People come here from all over the country to hunt the abundant game and fish the local rivers. From a survivability viewpoint there will never be any shortage of wild game even though wolf packs exist in the area. There is a local elk herd that in late winter mornings can sometimes be seen grazing on the season's first green shoots within view of the house. Mule deer, antelope and elk abound and on a seasonal basis goose and duck. The fly fishing in the area is simply awesome due to the wide variety of rivers and streams plus the rich summer insect life that causes trout to grow to record breaking sizes. There is so much space out here that even in the height of the tourist season it's not at all difficult to find yourself alone on a stretch of river and during hunting season in late fall you can have a whole mountain to yourself!

The weather in Paradise Valley is surprisingly mild for Montana since the surrounding mountain ranges protect it from the worst of the winter weather. Snow fall typically will only be a few inches after a big winter storm when a few feet may have fallen in surrounding areas so access to the house will never be an issue. In fact many of your future neighbors do not even use 4-wheel drive vehicles. Average temperatures range from the high 20's in the winter to mid 70's in the summer. Average rainfall is around 12 inches fairly evenly distributed throughout the year with about 1/3 of it concentrated into the second quarter of the year. This area is also blessed with abundant sunshine with an average of almost 300 sunshine days per year which makes it great for solar energy.

There are a number of local community based underground shelter systems in the area with quite sophisticated living quarters and survival systems that were built around the time of the break-up of the former Soviet Union in response to the uncertainty and danger that that could have generated at the time. Some of these have been kept up and in many cases spaces are available for those that are looking for the ultimate survivability in the case of a nuclear, chemical or bacteriological emergency. It's just another advantage for this unique property and location!

$478,000 or $389,000 without the adjoining lot

Contact:

Christine.e.johnston@gmail.com

305-517-7570

or 305-600-0494

It also could be used as a hunting lodge or bed and breakfast, allowing the owners to maintain a home-based business. The main level master bathroom has a walk-in shower and jetted tub. About one quarter mile of the North Bear Creek runs through the property, with flowing water only after heavy rains, but sub-irrigated to support hundreds of trees and several small ponds. Enjoy gorgeous views of Laramie Peak to the west and the Platte River Valley to the east. There are several abundant wildlife species that can be seen or hunted including elk, deer, antelope, coyote, fox, red-tail hawk and wild turkey. There is also plenty of recreation and fishing with the nearby Glendo Reservoir and Platte River. Hwy 319 runs through the middle of the property but there is very little traffic, only about 1-2 cars per hour. There's a good amount of seclusion without sacrificing accessibility. This parcel is part of the Bear Lake Ranchettes which is a non-covenanted subdivision located just a few miles from Bear Lake. A spring exists down the hill on the neighbors property, but you would need to drill a well for water. There is no electricity. Only a few of the parcels in this area have homes (and they are mostly solar powered) so there is a lot of privacy. It is several miles from the nearest town and accessed by a dirt road. Winter conditons can be challenging - most years you will need a tractor to clear the roads within about 1-2 miles of the property, or use a snowmachine to get in and out. Foliage is very heavy and includes pine trees and quaking aspens on the outskirts of the parcel which is fenced on 2 1/2 sides. The Caribou National Forest is just to the west, though not adjacent, which allows for some great recreation and spectacular views. This lot is on a hill that also includes a view of Bear Lake.

$39,000

Take a right turn (north) near mile marker 31, after the brick house with a brown roof. (This is called Brown Road or Sharron Loop Rd, but it is not labeled) If you pass the town of Liberty, you've gone too far. Go 2.9 miles and you will see some dumpsters - go to the right, onto North Canyon Rd (it is a dirt road, also unlabeled) and it will continue north. Go 2.9 miles and take a left after a brown house. There should be a sign that says 'McCallister', and also we posted a for sale sign at this entrance, it may or may not still be there. On this road, continue through the trees and up a hill - we've also posted a for sale sign where the lot begins. There is fence 1/2 to 3/4 around the perimeter of the property, so you should be able to plot it out once you're up there. Be sure to print out the pictures and GoogleEarth images to take with you, and you should get a good idea of the property.

The approximate center point of the lot is:

42.23.18.439 N

111.27.31.544 W

Gravel roads to your ranchette estate with annual maintenance costs of only equally divided share costs.

MSEB (Maharashtra State Electric Board) power lines are delivered to the perimeter of Indian Bell Ranch, but pure costs of placing that utility at your home are required for making the connections under ground rather than with unsightly power poles. The electric is provided at dirt cheap rural rates, but is off due to "load shedding" during some times of the year for a few hours each day. Therefore, each ranchette home will also be equipped with an Inverter back up which will run selected lights and fans. Additionally and as new members join the ranch we anticipate a choice to plug into our proposed micro-hydro-electric generation to become self-sufficient. Costs only for connection and reasonable metered rates. See more below about BPEP.

One acre worth of seeds or plantings of your choice for your Survival Ranchette.

Satellite TV and the Internet are all included on your ranchette with only the reasonable connection and monthly usage fees. Just ask us. If we do not know the answer, we know who does, and will direct your attention where ever it needs to go. This is furnished by the project owner, Americans who live at Indian Bell Ranch or near by who posses years of all the knowledge, skill and know how anyone could want.

For instance, where and how to furnish your Survival Ranchette is offered, where to buy this or that, who is the best doctor, where is the best hospital, best way to get from point A to point B, etc., etc., etc.

All of the above features are included without extra costs. Write giving us your thoughts. indianbellranch@gmail.com. Cooperatives are available for up to three families sharing all costs and with finished accomodations in one house building with private entrances for about $70,000 for each of three families. Retired people take notice: If you're concerned about the coming blood bath in America and want to have a safe haven for your children and grandchildren, this is just the ticket! Altogether would cost about $210,000.+

Inflation Survival

There is more than one way to skin a cat. Here's one you might not have thought of: Convert all your holdings to gold which does NOT suffer inflation and has NEVER suffered the same. Consider either c-Gold or GoldMoney or some in each. Then purchase your survival ranchette where you can have all the amenities life affords for much less than the US Dollar. In fact, the dollar gets you about fifty rupees! Living costs are far less here and the savings would easily take you back to your own country more than twice a year.

Grow Your Own Nutrient Rich Food

Just an acre of ground can produce more nutrient rich food than you and your friends can eat. The rest can be sold to the market in the villages and towns. These bananas and many other fruits and vegetables will be grown on your own ranchette. You can do the work yourself or share the crop and profits with your workers. Famine is not expected in India by any experts to best of our knowledge, and if it were predicted at all, there is no reason we won't have all we can eat.

Raise your own chickens, rabbits or other livestock. Or you may raise it with worker's help and share your sales profits with them. India's supplies are in excess of personal needs so that a surplus is already being shipped to first world countries.

How Indian Bell Ranch Came to Be:

An American immigrated to India and did a lot of looking around. He has a friend who is in the real estate business on the highway to Internationally famous resort town, Goa. He stated his desires and his friend drove him immediately to the spot shown here below.

He found a virtual island of land which is nearly surrounded by two separate rivers carrying the water shed from high in the Sahayatre Mountains around a bell shaped piece of property. The difficulty of the natives getting into and out of this isolated piece of property has kept it in unspoiled and good top soil condition. See below for a description of natural habitat.

The two rivers come as close as about 800 meters (half a mile) from each other (near the top of the bell), and then spread out into more or less the shape of a bell with the clapper seen ready to strike the left side of the bell as it falls to the right. At the tip of the clapper the two rivers converge and go on downstream. Thus the name, Indian Bell Ranch, suggested itself.

A masonry dam has already been built on the left river, so water conservation has been a great boon to another ranch within the square located at 9:00.

The tiniest square at 5:00 is the site of the dam pushing the waters way back beyond the ranch's beginnings. Because this is generally arid land, the government is encouraging dam building which helps to raise the water table as well as gives all lands which touch the stored water the right to pump therefrom. This request by the project owner of having water with at least a 20 foot height from which to fall, for micro-hydro-electric generation, led to not only one but TWO rivers bordering Indian Bell Ranch.

Therefore, the project owner proposes building another dam in the path of the river coming from around the right side of the bell. Either that or one large dam just beyond the point of confluence. In any case, micro-hydro-electric energy can be enjoyed as well as resort swimming, fishing and non motorized boats. Government funds are available for such projects.

The unique shape of this "island of land" has kept it in near unspoiled condition. Then the government began a water pipeline to the center of the bell, and have started building a wide paved road together with a tall bridge over the river. THAT is still a "secret" but as soon as it is finished there will be a tremendous amount of interest in the privacy such provides. Construction is currently under way. We got here just in God's good time!

At about 10:00 one can see the winding gravel road and a narrow bridge which crosses the river. Compare with the more modern bridge crossing the river at about 7:00. The winding gravel road is currently being widened with a very modern bridge to span the river. The pavement will continue through the ranch property on a line of trees digressing north just above the east-west runway (shown below) and provide paved access to our private ranch.

The yellow pin saying, "Starting Point" (above in Google Earth view) shows approximately the center of all the land. The parcels are to be on the outside left perimeter where the waters are already damed up. The mountain view is towards 4:00 of the Google Earth picture shown above. Walk out basements towards the river are an absolutely ideal place for fruit trees. All fruit is in great demand and can be sold commercially if desired.

Sale Terms

The sales terms are strictly cash, and the current project owner will weigh the qualifications of any buyer / family before any sale can be concluded. At a time in the future when there are other owners, applications to purchase will be weighed by all the owners. There are some covenants about keeping the peace and exterior building upkeep which are not yet fully developed. This is a brand new project and only a very few fortunate families will obtain their Survival Ranchette before ordinary Indian prices make ownership too expensive for all except the wealthy.

A maximum of three families sharing costs is okay. House size up to a triplex, at extra cost, can be adjusted to suit your needs. Any duplex or triplex will appear to only be a single familiy dwellings, but with private entrances for each family and level.

Indian land is at a premium, even higher than US prices. It is nothing for land near a city to grow in value from 70 to 200% in a year's time. We have proof for those figures. The least appreciation is about 30% but we can show many areas much higher than that. Due to population growth and financial increases, it is a seller's market for all the future that can be seen. For instance, the project owner can prove these values by showing anyone a very rural, undeveloped parcel of 85 acres, without electric, water or roads for $102,000 per acre. Negotiation will not see anything less than that staggering amount. NOTHING is in sight of that land but more landlocked rural waste land. It is growing nothing and has nothing to give it its value except for the shortage of land. Rents for apartments are climbing almost 100% each year. The project owner became alarmed and started looking for a solution when his own rent went up 78% in only one year, and then 200% the following year. He knew he HAD to do something. He found Indian Bell Ranch!

Natural Habitat

The only wild animals besides birds are foxes, but they are rare. There are no prey animals of any kind which would be a danger to people. There are no alligators or such reptiles. There are no elephants or any other large or prey animals. These are simply not problems anywhere in the area. Any families wanting a dog must take the responsibility of keeping it from destroying anyone's chickens, rabbits or other livestock.

The only trees that would not be good are hardwoods, like the oak. They grow well, even as do pine, but hardwoods are not hard because there is no freezing climate involved. And there is no snow and ice on the ranch. Frost is rare, but winter time can make you want to put on a light sweater. Your ranchette home is naturally insulated and built with best air currents in mind.

The average ranch elevation above sea level is about 200 feet, and is about 30 miles from the nearest Arabian Sea beaches.

India Is The Best Kept Secret In the World

Indian culture is truly its pride and western sexual themes are still pretty hushed in spite of some Bollywood Motion Picture Industry pressure to the contrary. Children do NOT have boy/girl friends! Such a scene would create a very large community disturbance. Children are to concentrate on their studies without such diversions. Marriages are still arranged by parents, but "love marriages" are on the rise.

The population of India is 1,300,000,000. Mumbai (Bombay) is the world's 2nd largest city, vying against Mexico City and Sao Paulo, Brazil. Mumbai is India's financial capital while New Delhi is the government's capital.

India manufactures everything she needs with very little dependence on any other nation's goods. Gas and Oil is also plentiful here and petrol (gasoline) prices are on a par with the west. Motorcycles are very popular on all road ways. Right-of-way belongs first and foremost to a wandering cow. Secondly to buses, then trucks (lorries), cars, motorized rickshaws, motorcycles, bicycles, then ox carts, hand carts, camels and elephants. Pedestrians are dead last if they don't get out of the way!

Indians are of Indo-European descent and except for their good suntans are entirely Caucasian. Many Indians have blue, hazel or green eyes. They are a unique blend of very beautiful people and extremely easy to befriend and love. The children will steal your heart!

India is the largest English speaking country in the world. Each state has it's own language and it's nothing for an Indian to be fluent in three languages, English, his own state's language and the national language equal to English is Hindi. It is not necessary to learn any language beyond English.

Trains and buses are the best ways to get around the countryside. Ultra modern cruise buses, even sleeping buses are available to whisk you from city to city. Airlines serve all the principle cities of India and is a growing industry serving smaller and smaller cities. The prices are ridiculously low for Americans. A private car is not necessary, but most Americans would be uncomfortable without one. Having one IS recommended. Current driver's licenses can be turned into an Indian Driver's License without taking any written or driving tests.

India is a colorful and truly rich country. In spite of the fact that there are many poor people, India has more 22-24kt gold than any other country on the planet and has had for hundreds of years. There are more millionaires in India than one can imagine! India imports more gold every year than any other country and has been doing so since before those kinds of records were being kept. A wedding in the poorest slum will produce such an astounding amount of gold jewelery it is staggering.

Education is at a very high level and secondary degrees are almost as essential as having a high school education in the United States. India exports her professional talent all over the world.

Religious freedom is guaranteed by the Indian Constitution and the State of Maharashtra is the best state of all as it is the melting pot of all tribes, castes, cultures, and religions. Tolerance is at all time high.

The legal system of India is the English Common Law, the same as in America and the UK, and as said, English is the legal language. The computer rivals every other country including the United States. Bill Gates is the single largest employer in all of India, and the whole country is identified as the "Asian Silicon Valley." Bangalore, India is truly the computer capital of India.

International prognostication says that either China or India will dominate the future economic world. Recently (December 13, 2008), the Economist magazine produced a 14 page Special Report on India, An Elephant, Not A Tiger. Proof once again is provided that India is poised to become the leading nation of the future. Private information requested by an interested party should be enough to convince the reader that it will NOT be China. Three reasons are cited, and many stories in International media have spoken about India being "poised" to take the top spot in the world. This is due to India's dominance of wealth -- real gold. India's stance on education and technology is the best in the world. India's spiritual interests are the greatest in the world and the average man on the street can tie western philosophy in knots! Indian philosophy was and is still far more advanced than Greek philosophy of 2,500 years ago.

Knowing someone in India for what you want or need is important. We have those contacts well established from government to civic circles of influence. There isn't anything that cannot be obtained through one or more of our contacts.

Shopping: Food, Clothing & Appliances, etc.

India is as modern as she is ancient. Everything you want is here. Everything. Yes, beef too. Pork, Beef, Mutton, Lamb, Turkey, Chicken, Emu, Ostridge, Buffalo, etc. You also have Buffalo, cow and goat's milk, butter, cheese, chicken and duck eggs, etc. And spices? India is the spice capital of the world. Imagine fresh vanilla bean fragrance in your home. Anything you want or need is within 40 miles of the ranch. Every kind of fruit you can imagine, and some you've never heard of at all is here. All the vegetables you're used to and more are all here. Grow your own! Clothing and Appliances are all here. Truly, some of the finest shopping in the world is here. Mexican food items like corn tortillas and salsa are here. Grow or make your own or buy whatever you need. Everything is here.

Sight Seeing & Vacation

Ask us to send you an eMail picture vacation of some of the sights in India. The most exotic vacation spot in the world is here whether you're thinking of roughing it, on spectacular white sandy beaches with aqua blue waters, or trekking in the world's highest mountains, the Himalayas, or in the finest five star hotels in the world. Service is spectacular. We can arrange for all kinds of tours and medical tourism.

Medical & Hospitalization

It is a fact that India has the world's finest hospitals, medicine and physicians. Think of a five star hotel room inside a hospital and you will have the right idea. India's prices are also the best in the world against the U.S. Dollar. The project owner can give you proof of this fact, has been a patient himself and people in the U.S. who have been here have agreed to allow their names to be used for testimonials. India's "costly hospitals" have national statistical averages that are much better than in the United States ranging from death to complications to MRSA bacteria, which is unknown here.

The medical facilities range the gamut of health care, from Saifee Hospital, Apollo Hospital, Wockhardt Hospital, Shroff Eye Hospital, Asian Heart Institute, etc., right in Mumbai (Bombay). There are no better hospitals in the world, and the prices are the best in the world. Care from physician to house keeping is unmatched any where in the world. And the medicine is further advanced than the western countries. Proof upon request.

If you doubt this, look at your latest prescription and read where it was manufactured. :-)

Go West Young Man!

Indiana newspaper writer John Soule's 1851 advice, was popularized by Horace Greeley and serves American memories with the mantra, "Go West Young Man!" Americans would do well to heed that advice today and have a survival home where everything needed is there, while it can still be had, and while escape is still possible. It is, however, your choice as to whether you come west or east. East and west meet at Indian Bell Ranch!

International air travel is not far, train and bus service is also nearby, but everything is just far enough to be out of harm's way in what ever form it may come. Yet these and many other amenities are nearby. A costly six lane highway and a modern business center near by makes this land an absolute dream come true. But in India, only the "early bird" gets the worm.

Did we say "Young Man?" Old men (and women) may do very well by retiring in India! Assisted living for the elderly is especially attractive in India. The dollar savings is spectacular.

Make your application immediately by writing indianbellranch@gmail.com and mention your qualifications. Ask your questions and let us know your desires.

Why not just inquire rather than hesitate? It costs nothing to "window shop." No obligation to inquire. The 38 acres is very easy to defend, located high on a bluff with a panoramic view overlooking the valley below. You can see a vehicle approaching your location 30 minutes before they reach you! (This would allow plenty of time to be get in on 'on guard' position, if desired) Yet, due to the gently rolling lay of the land and trees, your home would not be visible from the road. (These are two of the most important things that Jim Rawles recommends for retreat criteria) The bluff is protected by sheer cliffs on three sides making access next to impossible by all but foot traffic and even then very difficult for foot traffic on two sides. Most of land is wooded with scattered open grassy meadows of 5-10 acres each. Property has a lifetime supply of firewood, both living and well seasoned. Bordered on one side by one full section (640 acres) of BLM land to provide ample privacy and hunting opportunity.

New asking price of $32K Cash. As each beautiful southwestern sunset closes another day you will be thankful you have found a beautiful, safe place to raise your family.

This property was once part of a large cattle ranch. It has since been sold off in various size parcels of at least 38 acres each. There is a loosely organized property owners association that maintains the roads, doing such work as grading, installing culverts and bridges as needed. There is an annual fee of $160.00 to cover the expense they incur doing so as well as maintaining the property owners community well. The property owners own all the roads in this development and by legal right are the only ones entitled to travel them. All others are considered trespassers and treated as such (this greatly increases the security of the place) Access is by dirt road that is 2WD most of the year, but 4WD would be better in winter and spring. Because this part of the development is so sparsely populated the road is not easy to find unless you know where to look, it appears to be a neglected tract the last couple of miles to property (we like it that way and rarely request it be graded). We feel that this adds to the security of the property since people can't find it if they don't know it's there! By sparsely populated I mean there are only 25 homes on over 30,000 acres of the development. This includes acres of BLM land for hunting/4wheeling as well as miles upon miles of roads within the ranch that are ideal for horseback riding and walking. The people who live here are mostly like minded families who have left the cities for a better, more peaceful place to raise their families. They are happy to mind their own business, yet are glad to pitch in and help one another with old fashioned barn raisings, fence pulling parties, etc. They all try hard to look out for one another, noting strange vehicles, etc They are currently in the process of setting up a communication network via CB, Ham and two way radios amongst themselves so that if someone has an emergency or needs a hand all can be alerted to the situation and help out if desired.

Well depths average from 175-400 ft., but can go as deep as 1200 ft. However, as a property owner, you would have access to the 'community well' to fill your cistern until you can drill a well, giving you immediate access to water on your property. Many people set up a permanent cistern with solar pump and never do get around to drilling a well. This can give you immediate access to water either temporarily or for permanent use. This can make setting up your homestead much more affordable.

St. Johns is located in Apache county, and is a Mayberry like town where people can still let their kids ride bikes all over town with no worries. They have a nice selection of services including a Post Office, a beautiful City park with large clean pool, a Fiesta park for festivals, a state of the art regional equestrian center (horses are big here!) several churches (LDS, Catholic, Baptist, Nondenominational) IGA grocery store, a Western Drug/Variety, modern health/wellness center, Ambulance/EMT, Dentist, Chiropractor, Family Dollar and Dollar General, 3 gas/convenience stores, a feed and seed store, health food shop, beauty/barber shop, Ace Hardware, Napa, Car Quest, 2 mechanics, a tire shop, glass repair shop, propane delivery (that offers delivery to the ranch) bank, video store, 2 feature movie theatre, 3 small motels as well as half a dozen mom and pop restaurants (no fast food here, just good old fashioned home cookin'!) They also have nice clean modern schools that the community is committed to supporting. For bigger shopping needs there is a Wal-Mart Supercenter as well as Lowes and Home Depot 54 miles west in Show Low. Show Low also boasts a large modern hospital.

The property enjoys a mild four season climate at 5900'. Wintertime highs average in the mid 50s with nighttime lows in the 20s. Summer days are comfortable at this elevation with highs in the 80s and nighttime lows in the mid 50s. Average annual snowfall is 19 inches, rainfall 10 inches. The soil is a sandy loam and perfect for organic growers since it has never been tilled or amended with chemicals. For those wishing to grow their own gardens and keep livestock one important note is that Arizona is one of the few states where the NAIS system has been totally rebuffed by the lawmakers.
