It had both a spring and a good well that was pumped with a photovoltaic power system.&nbsp; But the property lacked privacy, since the house was in plain view of a county road.&nbsp; This lack of privacy kept Jim on the lookout for a better property.<br /><br />In 1996, Jim heard about a ranch property that was for sale near Stites, in nearby Idaho County, Idaho. The property was 160 acres and included an additional adjoining 120 acre BLM grazing permit (renewable). The property was a side canyon, off the South Fork of the Clearwater River. The first time that Jim and the Memsahib walked the property, they fell in love with it.<br />]]>
        <![CDATA[This ranch had everything they were looking for:&nbsp; Exceptional privacy,
yet accessible year-round.&nbsp; Scenic beauty. Several springs that were
located advantageously for gravity flow to home sites.&nbsp; Plentiful wild
game.&nbsp; A year-round creek runs through the length of the property. Lots
of timber that was nearing marketable age. Good solar exposure.&nbsp; Low
elevation for a long growing season and minimal snowfall.&nbsp; Defendable
terrain. Plenty of pasture ground.&nbsp; &nbsp;<br /><br /><span class="mt-enclosure mt-enclosure-image" style="display: inline;"><a href="http://survivalrealty.com/images/rawles_acreage/parcelb1.jpg" target="_blank"><img src="http://survivalrealty.com/images/rawles_acreage/parcelb1sm.jpg" alt="Property Image" class="mt-image-right" style="margin: 0pt 20px 20px 0pt; float: right;" width="300" /></a></span>Without first selling
their existing property, the Rawles made an offer on the new ranch. The
offer was accepted, and they eventually sold their Orofino property.&nbsp;
To finance the construction of a new house and other improvements to
the property, the Rawles sold the front 43 acre parcel along with the
grazing permit to a long-time trusted friend.&nbsp; (A conservative
Christian survivalist.)&nbsp;&nbsp; This left them 117 acres to develop.<br /><br />But
before they could start building their new ranch house, their family
and work circumstances changed, and the Rawles felt obliged to move out
of Idaho for several years.&nbsp; With great reluctance, they put the 117
remaining acres of the new ranch on the market.&nbsp; It was purchased by
the current owner--the same gent that is now offering the three smaller
parcels inside the ranch&nbsp; He is a like-minded Christian survivalist.&nbsp;
He plans to retain the rest of the ranch property indefinitely and
continue to develop it as his retreat.<br /><br /><b>The Climate</b><br />The
climate on the South Fork of the Clearwater River Valley is
exceptionally mild.&nbsp; In most winters the snow only "sticks" for about a
month (perhaps two months on timbered, northern-facing slopes).&nbsp; In
some years, the snow doesn't stay on the ground at all!&nbsp; The late
summers are usually hot and dry, punctuated by occasional thunderstorms.<br /><b><br /><span class="mt-enclosure mt-enclosure-image" style="display: inline;"><a href="http://survivalrealty.com/images/rawles_acreage/parcela1.jpg" target="_blank"><img src="http://survivalrealty.com/images/rawles_acreage/parcela1sm.jpg" alt="Property Image" class="mt-image-left" style="margin: 0pt 20px 20px 0pt; float: left;" width="300" /></a></span>The County</b><br />Idaho
County, Idaho measures 8,485 square miles--bigger than Connecticut and
Rhode Island combined. But it has a population of just 15,400. And of
those residents, roughly 3,300 of them live in Grangeville, the county
seat. (About 20 miles from the property.)&nbsp; The population density of
the county is 1.8 people per square mile. The county has more than 3
million acres of U.S. Forest Service land, BLM land, and designated
Federal wilderness areas. Plenty of elbow room!<br /><br /><b>Wildlife and Flora</b><br />The
canyon is thick with wild game.&nbsp; The&nbsp; plentiful water and&nbsp; the timbered
hillsides make this a year-round habitat for deer.&nbsp; Elk also frequently
pass through the area. There are also lots of quail, pheasants,&nbsp; and
chuckar (Hungarian Partridge.)&nbsp; There is world-class salmon and
steelhead fishing on the Clearwater River, only a 1/2 mile away.<br /><br />There are plentiful wild berry patches, wild plum trees and numerous medicinal herbs growing on the property.<br /><br /><span class="mt-enclosure mt-enclosure-image" style="display: inline;"><a href="http://survivalrealty.com/images/rawles_acreage/parcelb2.jpg" target="_blank"><img src="http://survivalrealty.com/images/rawles_acreage/parcelb2sm.jpg" alt="Property Image" class="mt-image-right" style="margin: 0pt 20px 20px 0pt; float: right;" width="300" /></a></span><b>The Neighbors</b><br />Most
of the neighboring properties are larger cattle ranches.&nbsp; Good folks.&nbsp;
Many of them are dedicated Christians with preparedness leanings. &nbsp;<br /><br />Many
of the Memsahib's hand-spinning ("fiber guild" ) friends were in the
Koooskia-Stites area.&nbsp; These women are are very self-sufficiency
minded, and their calendar is developed around blackberry picking,
huckleberry picking, applesauce making, and so on.&nbsp; Any woman that has
an interest in developing old-fashioned skills, gathering and using
medicinal herbs, or midwifery will be sure to quickly find lots friends
in the area.<br /><br /><b>Topography, Geology, and Hydrology</b><br />The
property is on a side canyon to the Clearwater River Valley.&nbsp; The
canyon runs roughly east-west.&nbsp; This gives it two distinct exposures:&nbsp;
A southern facing side and a northern facing side.&nbsp; The southern facing
side of the canyon is primarily open and grassy (good pasture), with
just a scattering of trees, mainly at the lower end.&nbsp; In contrast, the
shaded northern-facing side is heavily timbered in second growth
trees.&nbsp; It has a dense, very healthy and diverse stand of trees that
have now reached marketable size. <br /><br />The underlying rock strata
is basalt, and it is exposed in a few places on the property.&nbsp; This
provides a ready supply of rock that can be used for rock walls, or
that can be crushed for use as road rock.<br /><br />The basalt rock
structure&nbsp; also makes the creek that runs through the property
unusual.&nbsp; Although the creek runs year-round, in the summer and fall,
some stretches of the creek run entirely underground--through the
basalt layers.&nbsp; In the winter and spring, there is so much water
flowing that the creek runs aboveground through its entire length.<br /><br />The
first winter that the Rawles family owned the property, the existing
creek crossing culvert pipes washed out.&nbsp; Never being one for halfway
measures, Jim Rawles invested $8,000 in a brand new eight-foot diameter
culvert pipe, and hired and excavator to install it. <br /><br /><br /><br /><span class="mt-enclosure mt-enclosure-image" style="display: inline;"><a href="http://survivalrealty.com/images/rawles_acreage/plat.jpg" target="_blank"><img src="http://survivalrealty.com/images/rawles_acreage/platsm.jpg" alt="Property Image" class="mt-image-left" style="margin: 0pt 20px 20px 0pt; float: left;" width="300" /></a></span><font style="font-size: 1.25em;"><b>The Parcels:</b></font><br /><br />There
are three parcels being offered, on a first-come first served basis.
Once the first two of the three have sold, the remaining parcel will be
taken off the market.<br /><br /><b>Parcel A</b> is about twenty acres.
There are already posts at most of it's corners.&nbsp; It has a spring that
runs quite copiously in the winter and spring. It seems to dry up
during summer, but I it can probably be developed for better year-round
use. There is a utility power pole at the upper west corner, where the
lines cross the edge of the ranch. There is good sun year round at the
location. Marked in purple is a good site for a cabin. It needs to be
dozed flat, but is less steep than other areas. The draw in this parcel
has abundant deer and other wildlife. The current owner's llamas and
cattle prefer this area to any other on the ranch. There are a lot of
hardwood trees and bushes in that draw. The old road going up is steep
and needs work to become passable. An right-of-way easement on the
existing road for access to the parcel will be conveyed in the sale.
This would be a "view property". This is very secluded and private. It
is close to South Fork of the Clearwater.<br /><br />Asking price: <b>$89,900</b>.<br /><br /><br /><b>Parcel B</b>
is 7+ acres. It is prettier than parcel , since it is in the riparian
area. It fronts a pretty creek bottom. From just above this parcel
down&nbsp; to where the creek joins the Clearwater River, there seems to be
water in it year round. I do not know if the creek is potable. I do
know that my cows drink from it year round and so do the Llamas. The
property line will follow the middle of the creek bed. There is a nice
meadow that would make a pretty yard or building site, although I would
build up on the edge of the hill in case of a "hundred year flood" and
leave that as a yard or garden area. The ground behind the building
site is steep and full of Fir trees and bushes. There are blackberries
and wild plums along the creek. The only problem with this parcel is
the sun goes behind the hill for the winter and so there is no direct
sun on it for several months. The problem would be getting power. Not
much wind. I will reserve a utility easement on parcel A, for the event
that the owner of Parcel B wants to have power brought it. Power is
about $2,000 per pole and would require maybe 4 poles to get power
there. This piece is very private from everyone except those of us
using the drive coming in, on the other side of the creek. This parcel
cannot be seen from the highway at all. The price is higher per acre
due to the aesthetic value and the value of the timber. They have not
been harvested in perhaps 20 years.<br /><br />Asking price: <b>$89,900</b>.<br /><br /><br /><b>Parcel C</b>
will be 30 +- acres. Three of the boundary lines are easy to find and a
survey will truncate the current 40 acre piece to 30 acres.&nbsp; Parcel C
has some issues with it. Power may or may not be available as it would
need an easement from a neighbor. There is not yet a road to this piece
of property and it is steep on this side of the canyon. It borders
state property on one side and a conversation could be made with the
State officials vis-a-vis securing right-of ways. An easier access
would be through a neighboring property, but that would have to be
negotiated separately. That neighboring property is fairly flat. Parcel
C is a view property. It has lots of trees and I a decent building
site, but I have only been along the bottom edge. A well would be
needed here. Solar or wind power would probably work on this parcel.
This is private, but your property could be seen from below and you can
see the neighbor's house below. The currently poor access is more than
offset by the larger parcel size and the considerable value of the
standing timber.<br /><br />Asking price: <b>$89,900</b>.]]>

another part of Colorado. Beautiful, yes, but the wood construction
posed numerous problems. Several "near-miss" incidents made the owner
realize how vulnerable the cabin was to any number of disasters and
threats. A winter storm, which blew the front door open, might have
caused the water pipes to freeze and break, flooding both the upper and
lower levels, resulting in many thousands of dollars damage, had it not
been discovered in time. A forest fire, which started when a tree fell
on the above-ground power line leading to the cabin, came frighteningly
close to the wood structure and to within just a few feet of the
above-ground propane tanks. A hailstorm necessitated a new roof, a new
paint job, and major repairs to the siding. The large front glass
windows were spared from damage, but nevertheless were extremely
vulnerable. And finally, when the cabin was broken into and many
valuable antiques were stolen, the owner decided to look for a safer

storage/sleeping rooms. The house currently has ten beds (that is,
beds, futons, and sleeping bunks) in seven different rooms. There is
lots of additional space for other cots or bedrolls. It would be very
accommodating for an entire extended family during a prolonged national
emergency or global crisis. The safe room also has a ¾ bath with
shower. A 22' long x 6' wide hallway leads to the garage. This hall is
lined on one side with 18" deep shelf units, providing a considerable
amount of quick-access storage. The other wall of this hall is a
convenient place to store larger items, such as skis, bicycles, or a
vacuum cleaner, that wouldn't fit on the shelves. Additionally, a large
storage attic is found above the garage.<br /><br />The living room's
high-domed ceiling gives the room an open, spacious feeling. A custom
steel stairway leads from the loft to a cupola perched on top of the
house. Light from the cupola gives the same effect as a skylight, but
without any loss in security. The four windows in this "lookout" allow
for a 360-degree view of the surrounding property.<br /><br /><form contenteditable="false" class="mt-enclosure mt-enclosure-image" style="display: inline;"><img src="http://www.survivalrealty.com/images/bearden/bearden5.jpg" alt="Property Image" class="mt-image-left" style="margin: 0pt 20px 20px 0pt; float: left;" width="300" /></form>"Energy efficient" implies extra insulation and double
pane glass windows to most people, but this type of earth home has
proven itself to be the ultimate in energy efficiency/heat retention.
With no heat at all, the inside temperature will not drop below 50
degrees F., even in extreme, prolonged winter conditions. For comfort,
however, there is a Harmon wood/coal freestanding stove, along with a
back-up propane heater. In the summer months, the house temperature
stays pleasantly cool.<br /><br />Every appliance throughout the house was
specially manufactured for use in solar electric homes. The kitchen has
a Sun Frost refrigerator/freezer, a Peerless propane range with
"no-glow-bar" oven, and a Staber 2000 clothes washer, while the garage
has a chest-style freezer.<br /><br />A 1,000 gallon underground propane
tank is extremely well hidden and protected from potential vandals. The
generator, water heater, kitchen range and oven, wall heater, and
clothes dryer all use propane, but the large amount of stored propane
should supply all of these appliances for a very long time. In an
all-out national crisis, it would be a simple matter to heat water with
the back-up wood-fired water heater, and to dry clothes with an old
fashioned hand wringer and clothesline. Also, as a back-up to the
propane range, there is a Stanley-Waterton wood stove and range.<br /><br />Joel
Skousen, the renowned expert on secure homes, and author of the book
"The Secure Home", and editor/publisher of the excellent newsletter
"The World Affairs Brief", has laid down a list of what he considers to
be essential for self-sufficiency and security. The essentials are: an
independent water supply as well as a back-up supply, alternate
electrical power, energy efficient appliances, alternate forms of heat,
more than one communication option, adequate storage facilities,
including cool storage for long-term food storage, fire-resistant
construction and the ability to fight a fire inside the house, multiple
forms of security and intruder detection, a high-security safe
room/fallout shelter, above normal fortification of the house and
grounds and a remote location. Joel states that very few people
actually achieve 100% of these elements. It's safe to say, this house
has it all!<br /><br />Even though Joel listed remote location last, it is,
perhaps, the most important criteria. So important an issue that he
wrote a separate book about it entitled, "Strategic Relocation". To
build a secure home in the city or even in the suburbs would likely be
self-defeating. If however, the secure home is built in a remote
location, it then, and only then, can be considered a true retreat. The
two, a secure home and a remote location, go hand in hand.<br /><br />Following
the tragic 9/11 attacks, a renewed interest in civil defense and
personal preparedness alike has occurred that is unrivalled since the
start of the Cold War following WWII. Since then, the need for owning a
secure home has taken on a new urgency. For the past two or more years,
the news has been full of scary reports about the possibility of
bio-terrorism and resulting pandemic.<br /><br />More recently, there have
been reports about the possibility of nuclear terrorism on American
soil using suitcase nukes. On December 5th, 2004, CNN had a special
documentary about the inevitability of nuclear terrorism. When the
controlled secular media is reporting on such a controversial topic as
this with such candor, it should be taken very seriously.<br /><br />The
Center for Disease Control, along with the World Health Organization,
the Department of Health and Human Services, and the Department of
Homeland Security have been repeatedly warning us that another flu
pandemic, worse than ever before, is bound to occur. In fact, they are
now routinely using the word pandemic, instead of epidemic.<br /><br />To
put this prediction into proper perspective it is important to realize
that the great Spanish Influenza epidemic of 1918-1919 killed well over
20 million people worldwide, more people in one year than the Black
Plague killed in the entire four years of its outbreak.<br /><br />The
government officials are not only worried about a flu pandemic, but
also about the possibility that a major smallpox outbreak will happen.
In fact, they are so worried about smallpox that, in June of 2001, they
conducted a major simulation of a terrorist smallpox attack against 3
American cities. It was named Dark Winter, and it lived up to its name.<br /><br />The results of this exercise
were grim, to put it mildly. According to the National Security
Council, the worst case scenario was that within seven weeks, one
million Americans would be dead, many millions others would be sick,
and the disease would have spread to 25 states and to 13 foreign
countries.<br /><br />One can only imagine what the results of the Dark
Winter exercise would have been if it was done with such an airborn
killer virus, instead of just smallpox.<br /><br />Many scientists and
physicians are telling us that the diseases which have in the past been
primarily found in the Third World, or underdeveloped countries, such
as the filoviruses Marburg and Ebola, are poised to soon enter the
West. When this does happen, newspaper headlines and reports will no
longer ignore them nor treat them so casually. With population growth,
unprecedented immigration, increased global travel, and the likelihood
that terrorists and rouge nations alike now have many weaponized
microbes in their arsenals, the possibility of a major international
pandemic looms ever closer on the horizon.<br /><br />So what does the
future hold for us with the possibility of future plagues, nuclear
terrorism, and even nuclear war? The owner definitely doesn't know the
answer to this question. He does know, however, that his house would be
a very safe place for self-quarantine during such an outbreak or event.
One reason why is because it is equipped with a genuine Swiss-made Luwa
nuclear, biological, chemical air filter that will effectively filter
out all known bacteriological agents, all known viruses, and even
radioactive fallout.<br /><br />A secure home like this is the wave of the

is one level, with no steps, all entries are at ground level. The service entry is
8' ft x15' ft, joining a 5 ft wide by 76 ft long special interior storage are with
five 2x10 shelves running the full 76 ft, what a dream storage area, cool in the
summer and warm in the winter. All water lines are in this freeze proof area.
Total house area is 2724 sq ft.<br /><br />Heating is by wood, with back up Electric. Uses
about 2½ cord a year. Kitchen has 23 pull out drawers under counter tops instead of
shelves, 3 ovens, Space for a wood burning cook stove. The house is built into a
ridge top with the East and South sides buried in the ground, the north end has the
service entry, and the main entry is in the north side of the solarium. (See
pictures.) The west side is windows, Solarium and a full length dirt filled planter,
with decorative block facings. and touch some one this open area is ideal. This can be a very secure area, but too
much for me watch alone. properties that I have access to which are further away from me - at
least 3/4 of the state has retreat-type properties - so can travel
further, or refer buyers to another broker. Maine is loaded with
reasonably priced (and going lower!) large lots with, or without
buildings. Lots of grown up old farmland from 5 - 500 acres - one
remarkable 20,000+ acre parcel nearby that I'm very familiar with! Only
about 1.3 million folks in this whole isolated state, mostly large
forested tracts owned by corporations far away, and we have an
excellent long seacoast.<br />   ]]>

Maine has
low property taxes for these types of places and relaxed gun laws, in
fact it's a good place to buy guns without registration, as there's a
statewide weekly publication where people sell things, including lots
of guns, directly, not to mention livestock, feed, building supplies,
etc., etc..<br />
<br />
Zoning generally isn't a problem as far as efforts at farming go.<br />
There
are a few small cities - Portland is the largest with only about
100,000 people, so someone could possibly continue to work, and be 1
1/2 hrs. from their retreat, and there's not enough people to clog the
roadways.<br />
<br />
The area by our agency, near Rangeley, is a mountain
and lake resort-type area, so properties are a bit higher, and if
anyone were to look at our web site, I wouldn't want them to be turned
away by prices. However, prices that seem high to me are considered
cheap to people from other areas. Having said that, I would also say
that the few large properties yet undeveloped nearby (say 40 acres for
$175,000, or 23 acres for $150,000) are just gorgeous, and in a very
beautiful area that will provide lots of fun recreational things to do
while waiting to see what happens with the economy.<span class="mt-enclosure mt-enclosure-image" style="display: inline;"><a href="http://www.survivalrealty.com/2008/07/07/snowymountains.html" onclick="window.open('http://www.survivalrealty.com/2008/07/07/snowymountains.html','popup','width=1024,height=768,scrollbars=no,resizable=no,toolbar=no,directories=no,location=no,menubar=no,status=no,left=0,top=0'); return false"><img src="http://www.survivalrealty.com/2008/07/07/snowymountains-thumb-300x225.jpg" alt="frost3.JPG" class="mt-image-left" style="margin: 0pt 20px 20px 0pt; float: left;" height="225" width="300" /></a></span> There are plenty
of affordable retreat properties in back of the more expensive coastal
areas - you can choose to be closer to a little civilization, or to be
at the end of a dirt road in an unorganized township, and the taxes on
those can be really cheap, like $130 per year for 150 acres! Wooded
lots a little further out (that may have some fields remaining) in what
were farming areas can be had for as little as well under $100,000 for
100 acres, and plenty of 5 to 40 acre parcels for $12,000-to-$39,000.
Generally water is easily accessible in the state, and dug wells are
still very common. If you look at a map of Maine, you'll see that it's
absolutely covered with ponds, lakes, rivers and streams. It is very
possible to harvest ice (from ponds) for refrigeration. I've done it
myself more than once, it works well, and isn't too hard to do.<br />
<br />
Homes sell for a good bit below the national average statewide, and in the outlying areas they are much cheaper.<br /><br /><span class="mt-enclosure mt-enclosure-image" style="display: inline;"><a href="http://www.survivalrealty.com/2008/07/07/Wing%20Community.html" onclick="window.open('http://www.survivalrealty.com/2008/07/07/Wing%20Community.html','popup','width=800,height=600,scrollbars=no,resizable=no,toolbar=no,directories=no,location=no,menubar=no,status=no,left=0,top=0'); return false"><img src="http://www.survivalrealty.com/2008/07/07/Wing%20Community-thumb-300x225.jpg" alt="frost4.JPG" class="mt-image-right" style="margin: 0pt 0pt 20px 20px; float: right;" height="225" width="300" /></a></span>
As
a native, it's been my experience that locals will be very friendly if
you are outgoing with them, or if you like, they will leave you alone.
Generally speaking, Mainers are self-sufficient, helpful, fairly
educated, and all in all, good folks.<br />
<br />
We are quite far from any
possible military or terrorist targets. New York City is about nine
hours drive away. Where I live is 185 miles from Quebec City, 215 mi.
from Montreal, 230 miles from Boston, and 120 miles from Portland,
Maine, while being very close to New Hampshire and Canada if someone
wanted to skip over the border for whatever reason. New Hampshire, for
instance, doesn't have an income tax, but they hit you hard on real
estate tax.<br />
<br />

interested preparedness folks. Every cent I make goes into my own
preparations and I'm very interested in meeting like-minded people to
possibly with whom to partner-up. Hoping for the best, preparing for
the worst - I feel there's no better example of "erring on the side of

One of the biggest mistakes people make in buying retreat property in
North Idaho is failing to consider whether or not the property they
purchase is within a fire protection district.&nbsp; These lots ARE within
the Sagle, Idaho fire protection district.&nbsp; In fact they are within two
miles of the fire station pictured above -- that means favorable rates
on your homeowner's insurance!&nbsp; In case nobody has told you:&nbsp; If you
buy land in N. Idaho outside a fire protection district and your house
catches fire nobody will come to put the fire out!&nbsp; And if your home is
outside a fire protection district, you won't be able to purchase
homeowner's insurance.&nbsp; Don't make the mistake of buying land outside a

Emergency Medical Response is another important consideration when you
buy land in N. Idaho.&nbsp; When you call 911 from one of these lots you'll
have an ambulance w/in 10-15 minutes day or night 24/7.&nbsp; It just
doesn't get any better than that on rural remote acreage.<br />

Bonner County, Idaho is a 4 seasons climate w/ average precipitation of
around 20 inches. In the last 7 years we've averaged about one foot of
snow on the ground in winter.&nbsp; This year was one for the record books
however -- we had 3-4 feet of snow on these lots most of the winter.&nbsp;
Not too cold, though.&nbsp; Sub-zero temperatures are rare.<br />
Summers are normally dry w/ beautiful weather -- very few hot days
(&gt;95 degrees).&nbsp; No humidity which makes both the cold of winter and
heat of summer much more pleasant. If you're from the South or East
Coast, let me say it again -- no humidity!&nbsp; We are able to have
extensive gardens on the adjacent property, but suggest short season
corn and tomatoes. <br />
