65 acre tract in southwest PA near Point Marion, PA and Morgantown, WV. Divided by Stewartstown Road, there is 15 acres on the north side with a wooded bluff overlooking Cheat River about 400 feet below. Beautiful view of river and mountains. This section contained 3 acres of Pittsburgh coal that was deep mined. I have seen the coal facing and estimate it to be eight feet high. I think much of the coal remains, but there are no maps for verification. In any case, considerable coal should remain in support pillars. Between bluff and road there is a field that needs brush hogging. This field slopes downward toward the south which would give good exposure for solar panels. There is a well but it has been covered over for safety reasons so condition and capacity are unknown.

South side has approx. 8 acre field, with two old houses. The last time I saw them they had coal furnaces. Remainder (42 acres) is wooded. The creek in the valley is contaminated with mine acid originating in WV. There was a spring below the houses that was used for drinking water and filling water tanks.

Asking $19,230. I have 3 bunk cabin on 6.16 acres nestled along a hillside southwest of Washburn, MO. The property is in a very rural, scenic and peaceful area surrounded by much larger tracts of land. The property is mainly wooded with a clearing at the top of a hill. Site has walnut trees. It's located about 15 miles from Roaring River and about 3 miles from the Arkansas line.

This property is quite secluded. You have to travel about 8 minutes on what feels like a huge private driveway to get there. Before I bought this property - I was asking the previous owner for directions, he expressed concern that I was going to get lost and think I was on a private drive. Once I looked for the property I certainly found out what he was talking about. You are extremely unlikely to find this place by accident.

The cabin in about 12x16 outside dimensions. A nice sliding glass door for natural light (can be covered by main woods doors as a large shutter), and a wooden shutter for the windows, and a wood stove. There are three built in bunks and some salvaged cabinets. $19,230 firm. We split closing costs. More pics here.

Zoned 10 acre minimum in Coconino County (can be split into 3 tracts as road frontage allows this). Off Grid. Nice value for the area at only $29,900. $5,980 down and $363/month (96 payments). This offering is a DIY prepper's dream come true. 40 acres of East Tennessee land that has the feel of being in your own park. Two building sites. The ridge building site has a partially constructed earthbag house that is passive solar in design. Owner can advise on construction method for completion. The ridge site also has a 32' foot pull behind trailer with 10X20 room addition that can be used for immediate living quarters. All it needs to winter over is a wood burning stove. Firewood is abundant. It is fitted with approximately 450 watts of solar panels which provide adequate power for the trailer. Excellent for solar. No water rights, but over 1,000' on year round river, 4 miles to small town of Mackay and an hour away from Sun Valley/Ketchum, yet still private and rural. Great hunting and fishing. The elevation is approximately 5700'. There are a lot of willows on the property and a cottonwood or two in the back corner. The willows provide great habitat for birds and deer. We have also seen moose and wild turkeys. The river does flow year round here and it is dam controlled about 15 miles upriver so there is more or less a steady release for down river irrigation. About 15 miles downstream the irrigators do dry up the river. I am told the fishing in the area is very good. There are no water rights associated with the property. Electricity on 4080 W. Rd. by bridge. The property is fenced with the exception on the river side.

Are you concerned with the daily economic and political news? Are you nervous that society is deteriorating? Do you feel anxious about the future and what it might hold? If it all comes crashing down, what is your contingency plan? How do you keep your loved ones and family safe?

Have you thought or considered the need for a secure location in the event of civil unrest or economic collapse? Have you dreamed with friends and co-workers what the ultimate “Bug out location” could be like? A property that would need to meet strict criteria and have many features other parcels just wouldn’t be able to offer. You’d need a lot of land mass to seclude yourself from neighbors and adjoining land owners. It’d need to outside of the urban and metropolitan areas, but be accessible in just a couple hours time of highway travel if the worst happened. It should be abundant in natural resources like wild game, natural tree and canopy cover, as well as have a near endless supply of fresh natural drinking water on the property, and in the best case scenario it would even be an income generating parcel that could help off-set the yearly maintenance costs… But, where would you find a parcel like this?

Enter the “Santa Fe 561” tract. Beyond the entrance way is the most unsuspecting parcel you can imagine, and when you drive past the rows of planted pines on the county maintained road frontage you would never know or imagine that behind them lies 561 total acres with over 4,500ft of frontage on the Santa Fe River. With that frontage comes something even more remarkable: SANTA FE SPRINGS. A second magnitude natural water spring that pumps out approximately 3.5- 4 MILLION gallons of spring water per day. The spring pool is approximately 50ft in diameter and flows 20ft wide a short distance directly into the river. This double feature water supply practically guarantees that you would have a near endless supply of fresh water at your disposal on this parcel, and it could serve as a valuable bartering tool in a potential worst case scenario.

Off grid properties for year round sustainable living, week end retreats or seasonal recreation activities.

The Missouri River Corridor is situated between Helena and Great Falls, Montana. The 'Corridor' is shared with the BNSF Railway, Old US Hwy 91 and Interstate 15. The small communities of Wolf Creek, Craig and a larger town named Cascade are included in the 'Corridor' along with several hundred parcels of land located in the mountains and foothills that flank the 'Corridor.'  There are also a number of large ranch holdings as well as hundreds of acres of public land surrounding the 'Corridor.'

The 'Mighty Mo' is famous for the 'blue ribbon' trout fishing that can be experienced from Holter Dam to Cascade. There are thousands of tourists that visit the 'Corridor' each year to 'live the dream' fishing on the river and also on Holter Lake, a 26 mile long lake that was created when Holter Dam was built between 1908 and 1918.

I have specialized buying and selling rural properties in the 'Corridor' for 12 years. My office is located in Craig, Montana looking out over the famous 'Mighty Mo'. Most properties that come available for sale are between 10 and 20 acres in size, making them affordable for those that wish to develop a sustainable lifestyle. Generally speaking, the properties that are located a mile or more off the paved roads do not have conventional electricity available so alternative energy sources must be considered.

Rare opportunity to live the rural dream close to Murphys. Build your dream home on over 5 secluded acres with varied views - pad in. Propane and electricity to property. Just a couple minutes off Murphys Grade Rd. Easy Access. Asking $98,000. Visit agent's website.

All Dressed Up with Nowhere To Go ?

This mountain parcel is a perfect retreat destination for someone now living in Phoenix or elsewhere in Arizona.

Because the desert state of Arizona doesn't have any real mountain ranges, combined with a serious lack of water and summer temperatures reaching well over 100°, the entire state is a poor choice for a long-term survival retreat. This hideout is nestled high in the Rocky Mountains of southwest Colorado (approximately 450 miles from Phoenix) and so a 6 hour bug out drive is required to reach the site. Having an established and well-stocked retreat ¼ day drive away is far better than being what is sometimes referred to as “all dressed up with nowhere to go” (i.e., you and your family trapped in a large city with all your precious survival gear and food and a million zombies trying to freeboot it).

Dewey-Humboldt, AZ off-grid retreat property in an area featured in James Wesley, Rawles' book Survivors.

8.35 acres only 15 minutes off AZ 69 or AZ 169 near Dewey-Humboldt, AZ. 20 minutes to shopping in Prescott Valley, AZ and 1.5 hours to Phoenix Sky Harbor Airport.

Surrounding Area
Although you have a clear view of all avenues of approach, the building location is very concealed due to the elevation and surrounding topography. You own the high ground with an 800 yard view of the only access road to the property. No other houses in sight. The mountain top view of the surrounding valley and mountains is just amazing! The view to the south is ~50 miles. Property backs up to about 3 miles of BLM land to the east. North of the property is a little more elevation so you get a good bit of shelter from the north winds in the winter. Directly west of the property is a valley with the main access road running north and south.

Asking $29,000.
