65 acre tract in southwest PA near Point Marion, PA and Morgantown, WV. Divided by Stewartstown Road, there is 15 acres on the north side with a wooded bluff overlooking Cheat River about 400 feet below. Beautiful view of river and mountains. This section contained 3 acres of Pittsburgh coal that was deep mined. I have seen the coal facing and estimate it to be eight feet high. I think much of the coal remains, but there are no maps for verification. In any case, considerable coal should remain in support pillars. Excellent for solar. No water rights, but over 1,000' on year round river, 4 miles to small town of Mackay and an hour away from Sun Valley/Ketchum, yet still private and rural. Great hunting and fishing. The elevation is approximately 5700'. There are a lot of willows on the property and a cottonwood or two in the back corner. The willows provide great habitat for birds and deer. We have also seen moose and wild turkeys. The river does flow year round here and it is dam controlled about 15 miles upriver so there is more or less a steady release for down river irrigation.
