You can park a trailer under the mezzanine and a 40’ or better RV in front of it. This section also has 2” polystyrene under the vapor barrier and down the stem walls. The 2*6 walls are full of treated cellulose. There is spray foam in the ceiling to isolate any potential fumes or shop noises from the apartment above and to allow the shop or the apartment to be heated even if other other is not. All of the interior walls in the shop and apartment are filled with fire-resistant cellulose, as is the bottom of the stairs that go up to the apartment. The plumbing is designed to be easily drained if the apartment is not in use. There is a 50 amp circuit in this area for an RV or a TIG welder.
Right Sections- The right 23*60 section is split into a front and rear area. Each has a garage door. The front area is 23*40 with 12’ ceiling. It has an 11’ tall RV door and man door. The Rear Section is a 23*20 2-car garage with a 12’ ceiling, it has an 8*20 garage door and man-door to the apartment stairwell. It makes an awesome gymnasium with a high ceiling and polished concrete floors if you’re not renting out the apartment.
The right 2 sections of the shop have 2” Blueboard inside the stem walls but not under the slab. These rooms are designed to stay above freezing by trapping heat from the Earth. The walls and ceiling are so well insulated that the heat from the Earth has kept these rooms above 36F even when it’s been below zero for a week straight and no heat is used in this area. The front section is wired for a 50 amp resistance heater but I never felt the need to install one.
1,100 SF machinery shed- Nothing special. It is open on both ends and has a rock floor. It will keep 2 or 3 vehicles out of the sun and snow.
Two small barns for horses, chickens, goats, or pigs. The smaller barn is extremely well insulated for raising chicks in the winter. The large barn has a dirt floor and hay mow in attic. The level area near the barns and garden can be fenced easily.

A sub-meter on the house and another sub-meter on the shop allow you to determine how much juice the house, the shop and the apartment are each using.
The apartment above the shop is wired to use either a central generator at the pedestal or a stand-alone generator for the apartment only in the event that the apartment is rented out.
Neighborhood- Dusty Lane is a private road about 3 miles long with about 8 residents, each on 10 or more acres. The neighbors are self-sufficient and work together to keep the road plowed. They will lend a hand when needed, but it’s also very nice that our house is surrounded by forested hills and is not visable from any of the neighboring properties. The Stampede ORV Park is adjacent to the property. It is about 400 acres with awesome trails for dirt bikes, ATV’s and separate trails for horses. Once or twice a month we hear motorcycles in the distance, a few hundred yards from the house. We have a 100 yard rifle range and a pistol range on the property. Most of the neighbors shoot occasionally.
We researched a ton and spent a fortune over 8 years to build our North Idaho redoubt.
