Hand crafted rustic wood frame lodge built in 2007 and added on in 2009. This property is only accessible via boat, floatplane or snow sled in the winter. Access is 45-60 minutes (depending on conditions) via river from the Deshka Landing which is the nearest road access near Willow, Alaska. By floatplane it is about a 30-45 minute flight from Anchorage. There is roughly 359 feet of river frontage on the Deshka River. This is a premier salmon and trout river known for its excellent runs of king and silver salmon. Other fish species include pink and chum salmon, rainbow trout and northern pike. The property is roughly 4.48 acres of fairly level ground with about 60% cleared and 40% wooded. The property has the river in front and two property sides are uninhabited forested state land. The other side of the property has a private cabin with a very friendly older retired couple who use their cabin seasonally. Land across the river from the property is also uninhabited state land.
The main building structure is built up on posts about five foot off the ground. This has three purposes, first it keeps critters like porcupines, voles, mice and bears out from under the cabin. Second, it keeps the cabin out of high water if there is a ice jam in the spring down river of the lodge. Third, it keeps you above the snow so you do not have to shovel into the lodge in the winter. The building was built for seasonal use and would need some winterization to be a year round retreat. The main building has a 32′ x16′ great room/ dining room divided by a wood burning fireplace and pot belly stove. There is a 16′ x12′ kitchen with two four burner stoves with ovens. There is a 10′ x 16′ utility room with a chest freezer, refrigerator/freezer, washer and dryer. We have a 10′ x 16′ mud room which we currently use for storing waders and fishing gear but could be transformed into any type of usage. There is a 12′ x 16′ bedroom on the first floor with an 8′ x 8′ bathroom which is heated with a vented propane furnace. Dividing the bedroom from the rest of the lodge is an 8′ x 8′ back porch for privacy. The second floor of the lodge has a 3′ x 24′ balcony overlooking the great room/ dining room and fireplace. There are two 12′ x 16′ bedrooms each with an 8′ x 8′ private baths. Even though the lodge is off grid it has running water and power 24/7. Above the second floor bedrooms is an attic 32′ x 8′ of useful storage space. We keep the water system in the attic which consists of a 160 gallon holding tank, 40 gallon hot water heater and 100 gallon pressure tank. The structure comes completely furnished in all rooms. The bathrooms each have sinks, showers and composting toilets. There are many extras that will come with the property like dishes, silverware, bed sheets, pillow cases, etc….
There is a 32′ x 12′ storage structure also up on posts about 6 feet. We use it to store lawnmower, tools, gas containers, boat accessories. It has a long ramp to park ATV’s, snow sleds or even a boat. Power for the main building comes from an 8′ x 8′ shed which houses our 8500 watt Generac gas generator, 3900 watt Magnum Invertor, Solar Controller, 8- Deep cell 6 volt battery bank. On the roof is mounted is eight 90 watt solar panels. We have a well house with a shallow well (15′) that we use to pump water up to the storage tank in the main building. We have had two dry summers in 2015 and 2016 and the well did not go dry on us either summer. We do not use the water for drinking because we do not have a purification system but we have used the water for washing, showering, brushing our teeth and cleaning dishes. The property is all sandy soil with very few rocks. We get drinking water from a natural spring about a mile and a half down river.
Besides the great salmon runs in Deshka River, if you would like to hunt and want to fill the freezer this area has a good population of moose and bear (black and brown). There is also the potential to earn income a couple ways. Raft trips on the river for both fishing and/or hunting (guide license would be required). You could also guide fishing trips and provide lodging for guests in the bedroom on the first floor. There is room for expansion on this property if you wanted to add on or build another structure. At this time there are no building permits required.
