Michigan Survival Property

1Area: The Tuscola County area is primarily rich farmland and ag related industry. Caro is the county seat and boasts a nice airport (long runway for jets), nice grocery stores, Walmart, and even a Mennonite natural foods store a few miles to the east. State Highway 46 fronts our property with the excellent maintenance and snow removal you would expect from a major road.

Property Entrance: Lake is not visible from highway entrance to property. House is not visible when leaves are on trees. Large steel pipes are buried in concrete near the entrance to serve as posts for security gate, should one be desired. Tree lined driveway (nearly a quarter mile) keeps folks from just wandering in. You cross a bridge over the Scott Drain creek, which feeds our lake and keeps the water level constant.

2Lake: Nearly 20 acres of creek and spring fed lake, keeping a fresh water habitat for an abundance of large mouth and small mouth bass, blue gill, crappie, pike and more. Depths vary from 15-40 ft. Spillway at north end keeps depths constant. Two islands in the center provide nesting habitat for ducks and geese, which arrive early in the spring of each year.

Tillable Land: Approximately 12-15 acres of tillable land, mostly planted in food plots for deer, turkey, etc. during the winter and hunting seasons. Could be used for corn, alfalfa, soybeans, etc. for domestic animals.

Timber: in 2014 we thinned out the Timber on the advice of a Timber Specialist, removing pulp wood, soft timber species and leaving behind the Hardwoods and Pines. This has had the effect of dramatically increasing the deer and turkey populations as predicted by the Timber Specialist, as they come in from the State Ground to the north to eat the new shoots. State ground runs from north border of property nearly all the way to Caro, six miles to the north.

Trails: more than 4 miles of groomed trails encircle and weave throughout the property making it accessible by walking, bicycle, ATV, golf cart, horseback, etc. Security is enhanced when you can get to any section of the property in almost no time at all.

5Outbuildings: 20X40 Party Pavilion has sliding shed doors on three sides for spectacular views of the lake and grounds. Kitchen, bath, woodstove and several picnic tables make it fun for family and friends. Outdoor fire pit, barbeque, horseshoe pit, RV hookups add to the fun.

40X88 Pole Barn, with full electrical service, 8X24 loft, will store any boat, RV, antique cars, tractors, equipment, etc. Including animals on the dirt floor section.

32X48 Workshop, fully insulated, two chain falls, ceiling fans, welder, workbenches, storage units make for a very special place to handle maintenance or other projects.

Custom Built Home: 2200 sq. ft. 4 bed 3.5 bath. Central air, central gas furnace. New kitchen with stainless appliances. Upstairs and main floor master suites. Exercise room in finished area above heated garage. 2nd kitchen and 4th bedroom and recreation room in finished basement. Main floor utility. Vermont Casting Catalytic Wood Stove in great room heats entire house with no problem.  4 season room offers spectacular views of lake and wildlife. Approximately 7 acres of grounds and lakeshore irrigated by lake water.

Generator: 15KW Generac generator supplies plenty of power for entire property. Automatic startup, disconnect from grid, powered by dedicated 500 gallon propane tank.

As founders of American Redoubt Realty and Survival Retreat Consulting, our family lived the rat race in the San Francisco Bay Area for over a decade until one day in 2003, I had the pleasure of meeting James Wesley, Rawles. The advice he so authentically gave our family that day changed our lives forever.

For the next three years we struggled to break free of the urban crime-scape. We visited our chosen safe haven region in the American Redoubt over thirty times seeking the ultimate sustainable survival property that balanced the needs of our growing family, without being too far from a small rural town in Idaho, Montana or Washington.

Our journey was nothing short of stressful and frustrating. We thought with my prior military experience and the knowledge our family had learned covering all aspects of sustainable living, that the journey would be a simple one.

Our safe haven dreams were shattered when we realized that we couldn’t find a professional, discrete, consultant to guide us through the search. There was nobody willing to pre-visit, screen and evaluate the properties we saw online based upon our criteria, thus saving valuable time and money making all those trips back and forth.

The real estate agents we contacted never took the time to get to know our family or understand our dreams, they just wanted us to drive ourselves around and then call if we wanted to write an offer. Unfortunately, this can be a typical scenario in some areas of rural America.

We felt like outcasts when all we wanted to do was find that perfect safe haven that would be comfortable for our family to live year round and bring us what we were lacking in the big city; Peace of Mind.

After the chaos of our own relocation we decided to build a custom full service business model that would allow anyone, regardless of resources, to make one call and receive the service we only dreamed of having.

Now we are excited and honored to offer the following in-house and affiliate services, with one call you'll have access to the following services;

Discreet and Confidential Real Estate Brokerage Services, Strategic Relocation and Survival Retreat Consulting, Property Analysis, Privacy Consulting, Security/Tactical Training, Secure Architecture Design, Tacticalscape Landscaping, Development and custom consulting packages.
