Area: The Tuscola County area is primarily rich farmland and ag related industry. Caro is the county seat and boasts a nice airport (long runway for jets), nice grocery stores, Walmart, and even a Mennonite natural foods store a few miles to the east. State Highway 46 fronts our property with the excellent maintenance and snow removal you would expect from a major road.
Property Entrance: Lake is not visible from highway entrance to property. House is not visible when leaves are on trees. Large steel pipes are buried in concrete near the entrance to serve as posts for security gate, should one be desired. Tree lined driveway (nearly a quarter mile) keeps folks from just wandering in. You cross a bridge over the Scott Drain creek, which feeds our lake and keeps the water level constant.
Lake: Nearly 20 acres of creek and spring fed lake, keeping a fresh water habitat for an abundance of large mouth and small mouth bass, blue gill, crappie, pike and more. Depths vary from 15-40 ft. Spillway at north end keeps depths constant. Two islands in the center provide nesting habitat for ducks and geese, which arrive early in the spring of each year.
Tillable Land: Approximately 12-15 acres of tillable land, mostly planted in food plots for deer, turkey, etc. during the winter and hunting seasons. Could be used for corn, alfalfa, soybeans, etc. for domestic animals.
Timber: in 2014 we thinned out the Timber on the advice of a Timber Specialist, removing pulp wood, soft timber species and leaving behind the Hardwoods and Pines. This has had the effect of dramatically increasing the deer and turkey populations as predicted by the Timber Specialist, as they come in from the State Ground to the north to eat the new shoots. State ground runs from north border of property nearly all the way to Caro, six miles to the north.
Trails: more than 4 miles of groomed trails encircle and weave throughout the property making it accessible by walking, bicycle, ATV, golf cart, horseback, etc. Security is enhanced when you can get to any section of the property in almost no time at all.
Outbuildings: 20X40 Party Pavilion has sliding shed doors on three sides for spectacular views of the lake and grounds. Kitchen, bath, woodstove and several picnic tables make it fun for family and friends. Outdoor fire pit, barbeque, horseshoe pit, RV hookups add to the fun.
40X88 Pole Barn, with full electrical service, 8X24 loft, will store any boat, RV, antique cars, tractors, equipment, etc. Including animals on the dirt floor section.
