Our bug out property with off grid home is for sale. Taos New Mexico is the closest town about 22 miles on all hard surfaced roads distant. Code built earth rammed tire home. Studio size. Large PV system with 8,000 watt continuous 11,000w peak load inverter 11kw (30 minutes at 11k) provide more than enough electrical power. 24v based system has Xantrex charge controller and 2400 amp hr AGM batteries which are less than 1 year old. There is a transformer to take the 110v up to 220. Also included is an M32 military 24v gasoline generator with electric start just in case of any backup needed. the generator has less than 60 hours since installed in 1999 and I used it for times when I was using the welding equipment. The home is on the hillside overlooking the village and has excellent protective views of the only road through town and breathtaking views of the Sangre de Christo mountains. At night you can see the shimmering lights of Taos to the East. New owners of the family grocery have just started improvements there, so Carson is growing. we do have a volunteer fire department and post office as well. There is also a community center and each Spring and Autumn a get together of the residents is free at the fires station or center.
Carson is a progressive village but still has all the privacy you’d asked for. No restrictions or such but the Studio is code built by a local architect. The stamped drawings and plat go with the sale. The potential is almost without limits and the property is one of the most desired because of the location. Never pay for firewood again, all standing dead or blow downs are free for the taking. Access to the forest is on your road! Less than 100 yards away is the forest boundary.

Here’s the kicker.. the property has seasonal water in Spring and Summer (monsoons), sometimes in Winter as well.. cattle have been raised on the property and there is enough grazing to support at least 20 head. They also have Pinon and Juniper for shelter. Goats or sheep are also common in Carson. The village is made up of artisan and independent income persons. Bring your guns, your horses, your business and all of them will flourish.
Don’t miss this chance which took me the better part of 20 years to reach. It has always been a safe refuge, now it can be yours. I cannot carry a note on this property. the deed is free and clear as is easements. Road does not require 4 wd! Good neighbors too. Bank loans would not be accepted unless a septic is installed. The system never gave us any troubles at all so the thought never came to make a future problem with a buried tank. As you can see we planned to the best we could for the eventual SHTF and it pains us but we have to move on now.
