This is 40 acres of paradise that includes several trout filled ponds, springs and a year round stream with numerous stands of Aspens and million dollar views. With only a few cabins in the surrounding thousands of acres, the trout and elk are all yours! There are at least two really good places to build (not perc tested).
Bridge Hollow is located in the Woodland Crest subdivision. Originally an HOA that included Woodland Estates, but dissolved years ago. Now, with no HOA fees, the area is a beautiful solitary oasis surrounded by Wolf Creek Ranch and Victory Ranch. There are only 6 cabins located within thousands of acres of land ready for recreation.
The entire subdivision and surrounding properties are private land. Within the subdivision the owners allow common use with the exception of developed areas. For example, you could hike, hunt, snowmobile on another’s property as long as you are respectful and avoid bothering them. With that being said, the owners enjoy their solitude.
Wolf Creek Ranch and Victory Ranch are private property which is fenced in some places, and some places it is not. If you decide to venture outside the subdivision you might be kindly asked to wonder back. Other forms of recreating on Wolf Creek Ranch and Victory Ranch (e.g. motor sports, hunting) would very easily result in the Sheriff being called. Also within a short drive you can access Jordanelle Reservoir and the Unita-Wasatch-Cache National Forest.
Although there is no water rights included with the property, there is a year round stream feeding several ponds. The ponds are filled with Brooke Trout and numerous animals use them as watering holes. In fact one time I was on this property and a trophy buck almost walked into me. He was as surprised as I was. Most of the trout are only about 8-10″ long. However, trout as big as 14″ have been caught in these ponds. Since the ponds are not fished often, the fish are caught easily.
Several water shares are available for sell between $5,000-10,000 depending on the type and location. Recently a land owner was able to buy two shares of South Kamas water company for $11,000. This information is offered as a courtesy and all buyers must verify all information.
If desiring to build, you would have to purchase sufficient shares and transfer them to the property. Then get approval to develop a spring or drill a well.
