Looking for a luxurious estate with a custom kitchen, restaurant grade appliances and unmatched amenities throughout?
Move along.
This is not the property for you.
However, if you’ve been searching for a high end, gorgeous and comfortable 3 bedroom home (with potential for 2 more bedrooms, or another master suite), total privacy, and the security that completely off-grid living can afford, then read this offering carefully.
From the paved road, nearly 1/2 mile of paved driveway (two years old) curves downhill through several small fields on the left side, bordered by woods on both sides and leads to our 3400 square foot Colonial. The house is not visible from the road. Premium vinyl siding was installed less than two years ago. IKO 30 year roofing is only 10 years old. Windows are all Andersen 400 series. Doors are all Andersen or Pella, and all exterior doors have been replaced within the last fifteen years. Our large deck was completely rebuilt using composite cladding and railing only two years ago.
The interior of our home is nicely finished. Floors are mostly hardwood, with ceramic tile in the 2 1/2 baths and some carpeting in the attic, sunroom, and two bedrooms, much of it nearly new. There is new waterproof commercial grade vinyl tile in the kitchen, laundry room and entrance hallway. There are two wood burning masonry fireplaces, in the living room, and also, the master bedroom (sorry, I’m not politically correct). All appliances convey, including a basement refrigerator/freezer; all are high end and in excellent condition.
Our own Apple Orchard sits just east of the house; over a dozen trees bear all the apples that you and the deer can eat. Blackberry bushes line the edges of approximately 2 acres of lawn that host flocks of wild turkeys, small herds of deer and even bear (they eat the apples and leave their calling cards for me to pick up). There are wild, fruit bearing grape vines lining the driveway. A small bee yard (2-4 hives) with electric fencing sits near the driveway at the edge of the front yard. Behind the house, a shelter belt of 40 foot pines separates the back yard from the “big” back yard—a 24 acre hay field that can produce about 800-1000 square bales each season, usually in two cuttings. The field could also be fenced and used for horses, or cattle, or even bison. Many possibilities present for current income, or for livestock to provide future caloric security for you and your family.
A 40 x 60 foot metal hangar with a 40 x 15 foot high free span door also sits behind the pines and next to the 1600 foot grass airstrip with nearly 1200 feet of free zone at the departure (north) end. The hangar offers exceptional storage in heavy duty custom built shelving strong enough to store some farm implements on. We wintered our 30 foot Motorhome in the hangar. I’ve operated my Piper Cherokee and my Cessna T210 off of the airstrip. My Cherokee or my 210 fit nicely in the hangar. You could extend the landing surface if you’d like. A simple 400 yard rifle range sits beside the airstrip.
The property is basically rectangular, with bog (with crystal clear water) bordering the north end, and streams the east and west sides. The house, yard, and hay field sit about in the middle of the (approximate) 108 acres. It is otherwise heavily wooded, and a large stand of mature, harvestable pines sits overlooking the north end of the hay field.
Our home is heated by HWBB using a Froling whole house gasifying wood boiler that stores heat in an 1100 gallon water tank, using a conventional oil boiler (Crown boiler inspected 5 November, and annually) as a seamless back up if you choose not to burn for whatever reason. Wood burn is between 6 and 8 cords for the entire year; this includes all of our hot water. Our huge, bone dry basement (with a stairway entrance from the garage) is used to stack our wood. No running around outside in the snow or rain to burn.
Water is provided by a 300 foot deep well. Our well pump was replaced two years ago. Our water is treated in the basement by a custom bleach injection system that removes iron and manganese and ensures that our water is clean and disinfected. It was recently tested. No problems noted. Water testing results are available for inspection.
Our private Septic System was recently inspected; it is in excellent condition and was pumped this summer. We’ve never had any issues in our 16 years here. Copies of the inspection and the invoice for the clean out are available for your review.
Our electric is provided by 15 solar panels rated for 4800 watts on a two axis solar tracker powering a single AIO (Sol-Ark 12K EMP protected) that powers the entire house and keeps a bank of 76 NI-FE batteries charged. The system is rated at 48 volts and 800 AH. All lighting inside, outside, and in the hangar is LED, and even the well pump has been replaced with a soft start pump to reduce power draw. Commercial power is still available if you prefer; $28/ month keeps our power lines energized, but never used. A 14KW Generac Eco-Gen automatic generator provides seamless power should several days of heavy cloud cover prevent our solar panels from recharging the battery bank. The annual generator tune-up and inspection was just completed. The solar electric system is completely automatic. The generator can be controlled manually from the Sol-Ark AIO panel, if desired. However, except for the need to water the batteries about every 4 – 6 weeks, I seldom even think about the electric system. It’s “Mark proof”.
We own the two 500 gallon propane tanks sited opposite (about 100 feet away) the insulated two car garage. They sit at the edge of the orchard. There is a 275 gallon diesel tank beside the driveway in the front of the house, near a small outbuilding, and a 275 gallon fuel oil tank in the basement supplying the oil boiler.
I’ve had the house professionally inspected. The few very minor items noted have already been corrected. You may review this report, and of course, hire your own Inspector if you wish.
My New Holland TC-40A tractor, a New Holland 3 point hitch 60” rototiller, a 72” 3 pt bush hog and a DR 11 hp 24” bush hog/ 42” mower/ 30” snowthrower unit and a 72” tractor mounted snowthrower unit with hydraulic power pack will convey with the property. I’ll also include a 28 ton hydraulic wood splitter.
All kitchen appliances, and the washer and dryer also convey. Because of our Solar installation, the house was plumbed for Propane. Solar array and all equipment and batteries also convey. Stove, oven and dryer are all gas. The attic is heated by a Rinnai propane heater. There is an unused propane supply stub adjacent to the oil boiler in the basement for future/replacement use.
This is a turn-key property, ready to move into and live in. Everything works as it should. It is clean and has been thoughtfully, and lovingly developed and very well maintained.
Our property is very private, but we’re not stuck in the literal middle of nowhere hours from everything, including medical care and necessary shopping. In addition to the well supplying our home, there are another three hand dug stone lined wells scattered around the property. You’ll have all the water you need. Wild game is plentiful in our woods and on our gently contoured hay field. With proper planning on your part, this property can be self-sustaining for you and your family indefinitely, comfortably, and safely.
You are about 40 minutes from Bangor, and 1+45 from Portland. You can go nearly anywhere on earth in only two legs from these airports. I did for nearly six years flying for a major air carrier. Boston is four hours by car; New York, another two and a half. This is a “survival” property where you can work remotely yet live a normal day-to-day life without being hours from “civilization”. However, it is very private and defendable, if the need arises.
I value our privacy, as you do, I’m sure. Property details and an invitation to visit will be provided upon proof of financial ability to purchase. No exceptions.
No Realtors. No Brokers. No Agents or personal representatives. Principals only. Again, no exceptions.
The property will be sold as a private transaction. No mortgages. You write me a check, I sign over the property. You may contract for any inspections and/or Title Searches that you desire prior to any agreement to purchase. Required closing paperwork will be handled by an experienced Realtor or by my Attorney, as you wish.
