This 20 acre property with a gravel driveway and solar-powered entrance gate, has a fence that goes completely around almost the full front 10 acres, and leaves the back 10 acres open for you to hunt wild javelina, coyote, and more. The “Oblivion Ranch” sign marks the entrance to this amazing place in the middle of nowhere. Water is stored in a 32 foot by 16 foot swimming pool, and your next door neighbor runs a water truck to refill it as needed if your water catchment system isn’t enough for your water demands. There are 3 solar trackers that align your solar panels with the sun for maximum power, and they have a total of nine 450 watt solar panels. One actuator has two dedicated panels for your solar well that pulls water from the swimming pool through the pump house that has a water pressure tank and filtration system. (UV filtration and particle filters)
The short bus skoolie bug out vehicle (named the HPS Castaway) is equipped with its own independent 2,400 watts of solar power on actuators, multiple ways to purify water, diesel appliances, composting toilet with a bidet, CCTV system, and multiple battery chargers for your 900 amp hour battery bank. The Castaway is 11 foot tall at the root, so you can climb up and use the roof as a lookout if you wish. It has a fully rebuilt engine bay complete with a Jasper remanufactured 7.3 IDI engine, aftermarket turbo, improved rear gear ratio to reach 80 MPH, new tires, and more. The inside is built as a luxury interior that looks like a futuristic command center.
Other structures on the property include two green houses (one has raised garden beds), one large storage shed and a smaller storage shed, and the start of a pier and beam foundation for a non-existent 32 foot by 16 foot structure. That foundation was needed for property insurance, but the barn was never built. You can get insurance and build the structure of your choice. I originally built this place for myself to live in, but given that I don’t like my day job, and instead can use the money for real estate investing, I decided to start doing fix and flips and building up to rentals and more. So this turned into a real estate investment instead of a place for me to live.
Please note that the RV trailer is not included in the sale. The RV trailer belongs to my friend.
Come take a look for yourself! My friend and I live here and will be moving to an apartment, so we’re leaving you loads of great power tools, air tools, yard care equipment (some are gas powered), and more to help you get started building whatever you’d like. Seller financing is available. We do require at least 20% down for seller financing, and the terms are negotiable within reason. You can move in as soon as two weeks after close!
