Beautiful home on 35 timbered acres, lush meadows, old logging trail for hiking  or ATVs, National Forest borders neighborhood. Only half an hour to town of Pagosa Springs yet property is private and secluded.

Solar power with sun-tracking panels. Public electricity is available but I have not hooked up because I prefer to be self-sufficient.  Greenhouse, well, wood stove for heat, propane for oven/range, clothes dryer, back-up generator and hot water tank. Numerous outbuildings.

No need to heat home when you are not there. It has never frozen up during the 9 years I have owned it. There are 15" walls that provide lots of insulation and lots of sun from the the southern exposure pours onto ceramic tile laid over 12" thick concrete floors absorbing enough heat to keep this home from freezing while I'm away.

Home has a very open floor plan and soaring wood ceilings. Acoustics here are fantastic! Stainless kitchen appliances and a granite bar add a luxurious feel to the rustic vibe of this mountain home.

3 bedrooms, 2 baths, large open kitchen/dining/living and sun room plus a large hobby room. Outside has some great landscaping and a large gravel parking area.

Home is also on Zillow and is listed about $60,000 lower than their "zestimate" for a fast sale. I would not sell this place except that I need to move to a lower elevation. I have spent the last 30 years prepping, finally had my perfect retreat but now I  have to move. Bummer, but all my work means less you have to do. Hunker down here!
