Retreat Properties in Salmon, Idaho

Salmon River Idaho Properties
The area is notable for its large wilderness areas and very low population density. Salmon Idaho is the county seat of Lemhi County Idaho, which sits between the Salmon-Challis National Forest and the Beaverhead-Deerlodge National forest, in east central Idaho.

Access is primarily through Idaho highways 93 and 28, but the entire county lies away from the interstate. The nearest cities are Missoula, Montana, 140 miles north through the Bitterroot Valley, or Idaho Falls, 160 miles on Hwy 28 S.

The major obstacle to relocation to this area is the remoteness and lack of work opportunities. It’s an excellent location to bring a telecommute job or web-based business, but unless you’re catering to the tourism industries as a fly-fishing or hunting guide, it may be a significant challenge finding work. Our initial look at current jobs available in the Salmon area showed openings in government work (census and bus driver), nursing, and transportation industries. There is a distinct ranching and homesteading heritage, which this article in Countryside journal details.

The other major issue in central and eastern Idaho is the harsh climate. Rainfall is below average, but snowfall is above average, and winters are hard. USDA hardiness zones for Lemhi County range from 4b to 6a, and the growing season is short, around 120 days. The U of I extension office has a useful reference on short season gardening.

The recreation aspect is excellent, with world’ class fishing, hunting, and wilderness spaces. As well as offering great privacy, a truly out of the way location, the land is rugged and beautiful.

Here’s a few interesting rural and remote property listings that we found in the Lemhi Idaho region:

Four cabins on 80 acres, asking $899k, outside of Cobalt, ID. The MLS description notes Yellow Jacket creek frontage, spring fed water supply, and a location surround by public land. Seasonal access. Yellowjacket Road, Cobalt, ID 83229.

Deep Creek Ranch, 47 acres, asking $299k. Notes say the cabin and facilities need work, but has potential to split into 4 parcels. 1032 Deep Creek Road, Salmon, ID.

5600 sq ft lodge on 44 acres, asking $650k. Looks like a great multi-family setup, plus adjacent to public land. 44.00 acres in Lemhi County, Idaho

160 acre ranch south of Salmon, asking $780k. Notes suggest potential for a grass airstrip, and some campsites already in, with great potential to develop further. McDevitt Creek Road, Salmon, ID
